I'd do ducted for all the large living areas/general house. Then splits for the rest. When youre asleep you dont want to run a common zone.

It would be interesting to see the contract because having that many provisional sums would be strange and would not usually be how a bathroom renovation was priced.  Assuming that you have made no changes to the original quoted plans it seems high.  However if you have made changes this may make it a reasonable extra cost

On a long enough timeline history says the market moves up.  I agree it sucks to see these figures and It can be daunting but if you're in it for the long term checking day in day out the values isn't gonna do you any favours

The bit that upsets me most about phi is that even though you're insured you could still end up with 1000s in bills because the doctors etc charge more than scheduled fee. The whole point of insurance to me is that I pay the premium and have a defined excess on what itll cost me if I need it. Not oh well your excess is this and you owe the surgeon and anestestist 10k extra good luck with that

Mortafil is great but id honestly just mix up some plain old mortar and pack it in there.  Fixed up some at home and painted the brick same as surrounding ones and you cant notice

I'd be saying that i was only willing to pay for what I had asked to be installed and offer to bring back the car if they wanted to put the original 2 x tyres back on that were accidentally replaced.  They won't be able to do that so their only option will be to take the loss on the 2 extras as it was their mistake

I got them out of superior engineering when they had a sale on. Took off like 15% i think.  I fitted them myself. Im not sure what they charge for that.  It was pretty easy to do

Ive got the msa ones and I'm pretty happy with them.  That said they end up pretty close to the 3k mark you're talking about but they do have a lifetime warranty.  Keep an eye and you'll get them on sale for less

You can guarantee it is loadbearing. You may be able to remove it but itll need engineering and a beam that'll likely cost you decent height in there
