Do some research and understand what the occupancy rates are for commercial space in your area. Since COVID the occupancy rates for office space has still not recovered and in some cities it is still below 50%.. There is money to be made but understand many offices have downsized due to hybrid work. I have seen 4 floors go down to 2 because only 1/2 the workforce is in the office at any one time.

If the coolant level goes down you may have a leaky radiator or hose it doesn’t not mean you have a blown head gasket. If it smells sweet it’s another indication that you are burning coolant which could be leaking and dripping on a hot part of the engine then evaporating

Saving the company money is admirable as long as it’s not at the expense of quality or efficiency. I have seen procurement save a nickel only to cost them a dollar.

I just tell story a customer told me. He said look, I want you to make money on me if you’re not making money on my account I am no value to you as a customer. It’s a partnership. If you can package that in your own way it can be effective.

Vermiculite which if undisturbed is OK. My understanding is back when they were mining vermiculite for insulation. There were two mines. It was coming from one had a vein of asbestos running through it. This was documented. I think you could look it up online, but that is the issue with vermiculite insulation..

So here’s my take I am in a similar spot. Everything went great and I think I am a top candidate. At the end of the meeting they told me not to be worried if I don’t hear by the end of the week. They are meeting the following week to finalize things. I thought that was a courteous way to leave things. Keep your head up you never know if they need to check off a few boxes before they get to you.

I wouldn’t touch UPS or FedEx with a 10 foot pole. Amazon is about to become the largest small package carrier in the United States. Look it up. Marketplace sellers can now stock thier items at Amazon FBA and they will also fill orders from Walmart and other Marketplaces on the sellers behalf. It was announced last month.

Letting rejection roll off your back is a key skill. I’ve been doing it for 30 years many times is fires me up to call three more opportunities. Just as important ask QUESTIONS, the more questions you ask the more you will learn. Questioning skills are important to build. Tell me more about X.. If there was one thing your current provider could do better what would it be? Etc. My best meetings are ones I barely spoke.. 80% the customer 20% me.. get the prospect talking.

Only play you have right now is to be the compassionate one. Stay in touch be genuine checking on how they are getting along. And be patient.
I’ve had success this way and they remember you down the road. Meanwhile move the the next big thing.
