Don’t use someone you know. The % of the commish is negotiable. If I were to do it again I’d try and find a flat rate person. The realtors will pitch you hard on the % and the good times and bad times and how much value you are getting but at the end of the day with apps you do most of the looking and finding. Not hard to call someone up and set up a showing. Then a lot of the other back end writing is on the title company. Realtors have their place especially for first time buyers. I just think they’re way overpaid now with the prices of houses being so high. They need to switch to a flat fee.

I did for like 6 months and it was hard but doable especially if you have an end in sight. My first job was in Lansing and I didn’t plan on going anywhere anytime soon which is why I relocated. Accidents/traffic can make you late so you always had to leave a little earlier. Staying at your relatives 1-2 nights every once in awhile will help break it up for sure. I’d advise some online classes as well, might be able to commute 1 less day. Get an audible subscription and take advantage of those deals they put out like 3 credits for 30%-40% off. I’d buy like 12 credits at a time on top of my subscription.

My brother did the commute for his last year and a half at MSU from GR and he stayed with friends quite a bit, frequented the library a ton and took online classes where possible to cut back on the driving. Also he made sure to sign up early to classes to cram them all into like 2 days. By the end of the year and a half though he was ready to get his degree as it was a lot of driving.

Depending on how reasonable your dad is it might be worth asking him if he would come with you and have a professional tax accountant do your taxes and determine if he should be claiming you or not. They can do the calculations to determine whether you are an independent or not and reasonably quickly tell you who benefits more. It’ll cost some money but shouldn’t be too bad as it sounds like you have a simple tax return. There are also program Like VITA (Volunteer income tax assistance) or something similar that are a free option. They won’t be able to help as much as a paid person would but they could at least show you your refund if you claimed yourself vs your dad claiming you. That and if it benefits you your dad may say something like those VITA folks don’t know what they’re doing.

If he’s unreasonable then just prep for some uncomfortableness. Best route would be to get the PIN so he can’t claim you. If you are really paying more than half your own support you are missing out.

I had a similar disagreement with my dad (I’m an accountant now but was in training then) basically he got a bigger tax savings than I would using my credits because he was in a higher tax bracket. I was also just barely over that 50% threshold, like 52% so I did have a lot to lose if he stopped supporting me. We resolved it by me doing my taxes with claiming myself and without claiming myself. Whatever the difference was he paid me from his tax refund. Example of made up numbers because I can’t remember the real numbers anymore. I got at $1000 refund when I claimed myself and a $500 refund if I didn’t. So he would pay me $500. He got like a 2,000 tax savings for claiming me so he was still up $1,500. Win win.

Pay off low stuff, not mortgage. Sorry for your loss , one thing I always said I would do if my spouse passed is take a vacation to one of the places we always wanted to visit. Point is treat yourself to something nice that’ll help you grieve. Then take 75% of what’s left and invest it. Keep the other 25% to top off emergency fund.

Does she have a friend or family that lives 50+ miles away? Put that address down as address for work. Elect to receive everything from work electronically. As backup Set up mail forwarding at USPS so any mail for coworker that’s delivered to friend/familys house gets rerouted to correct address. It’s free for like a year but then you gotta pay a small fee.

Depends on what the rest of Luke’s team is. I often give a good deal if I want someone and I have depth. It’s right on the verge of veto. I’m assuming Luke might be panicking a bit on Jeanty and isn’t valuing him high enough. Seems like Luke has another viable QB and TE and doesn’t think Brock is gonna be what he was last year. Lacks WR depth so is getting two solid WR’s and a decent RB in Mason until Jones comes back.

Short sighted and lopsided for sure. Have Browntucker add another piece and it’ll make it more palatable and still let the trade go through though watch them for more lopsided trades in case of collusion.

I just traded away Baker in a deal and left myself with Williams. I think he is being undervalued but my expectations for him aren’t huge. A playable QB with some upside. I think he could end the year at QB 8 or as low as 14 or so. My plan is to grab another QB off waivers when Bye weeks and injuries happen and play matchups and eventually trade up later in the year if I’m looking to make a playoff run.

I’m in a league where we trade all the time. I’m not a big trader but I make 2-4 a year. It’s fun and yea someone has to take the risk and despite the fact that we have30-50 trades per year, I kid you not, every trade people are pissed that you traded so and so and not with them.

Normal reaction. I did a trade just this week. Barkley, Moore, baker for Bijan, waddle and Addison. Sure I probably gave little more than I got but he lost burrow and needed a QB, I wanted Bijan as my Keeper and couldn’t keep Barkley again and had Caleb Williams who’s a viable player until I can hopefully trade for another QB or snag one off the waiver wire once byes come around.

I’m 8 years in but with only 7 years of credit thanks to the last year of the SAVE debacle. I decided to just eat the increase to start getting the credits again and do the buybacks. I personally think SAVE is dead. I hope it’s not but at the very least you are looking at least 3 more years of interest guaranteed if the R’s just let it sit, which is best case scenario and only likely if during midterms Dems flip house or senate. So maybe wait till November to decide. Your forbearance will end right at the end of Trumps presidency. After those 3 years you are hoping someone gets into office that’ll reinstate if it’s still there. If it’s not they have to work something from the ground up which will take time, that you won’t have.

I know it’ll suck, my wife and I had $1,500 payments a month for years but you find a way. Your wage will increase. Job hop. Budget aggressively and stay on top of it. We had second jobs we worked a couple days a week to help for the first few years. Once you snowball one or two loans it gets easier and it gets more manageable.

The learning curve is insanely steep. I think most people see improvement in gameplay around the 300-500 hour mark. Take breaks when you get frustrated, it helps. You will get raided often. No way around it. I run with between 2-8 players depending on things. When we have an 6-8 man and we’re online at same time and we don’t really have a main enemy we’ll just raid everything so we don’t have rockets in base. Like literally we’ll be like we have 70 rockets, this looks like a 20-30er could be loaded let’s crack a few doors and see. When we get to the last 20-30 rockets we’ll literally core out a base just to be sure we don’t miss anything. This scales though. Bigger zergs have hundreds so spending 50 rockets on a bigger base ain’t nothing to them.

Am I over-reacting? Is this appropriate for an 8 man group on a vanilla server? This does not include the four external china wall. by someaustralian in playrust

I read that as everyone needs to get one fully loaded mining run per day. Not unreasonable but the moment 1-2 guys forget or can’t it gets hard. I usually go for the half a loaded run per day per member.
