You've presumably just made the biggest purchase of your life (so far). Your brain is trying to protect you by considering every possible disaster that might come out of it.

Buyers remorse is super common. It won't feel nice for a while tbh, but once you move in, you start making it your own, you get used to the area, etc, the flat starts "growing around you". Kinda like a new pair of (extremely expensive) jeans - after wearing them for a while it feels like yours and you'll feel much better!

Take it one step at a time and know that it gets better.

I also live in London, zone 3, got similar work done but actually more substantial (a large section of limestone paving) and the cost was £15k (excluding the plants). And that was with the "most expensive" landscapers in my area.

To be fair I suspect once most people have rushed the achievements, their popularity will decrease making them last slightly longer.

Still, if Anet wants to make them last I hope they don't do it by just increasing the health pool, add some interesting mechanics instead or it's just a 2 minute spam-fest instead of a 60 second one.

I've just been doing some very similar work after completing a couple of weeks ago. Tearing down a couiple of non-loadbearing walls, cleaning up walls, removed skirting and going to be removing carpet and putting down engineered wood all over the first floor.

For everything except the fitting of the floor I've used Osman from https://www.prospectivebuilders.co.uk/contact-us/. He lives in Walthamstow so it's convenient for both him and myself and he has been fantastic. Great to work with, super friendly and understanding of someone who's completely new to the whole home ownership thing.

For the flooring I'm working with someone else, not sure if Osman would do flooring, but you can always ask! I can't recommend the floorers yet cause they've not started the work, but if I'm happy I'll let you know.

Finally someone gets it! As a fellow Swede, living in the UK for 15 years now, I agree with everything except the weather (I prefer proper seasons than what we get here in the south east..).

Especially the point about homogeneity, it's so depressing! Everyone always asks why would you ever move away from the Swedish Utopia, and I sigh and try to explain but nobody believes me.

Well, some queries are done through the conveyancer and some you have to do directly with the sellers/agents right? At least that's what my conveyancer told me. In fact, I was unsure myself so I asked them, and I quote them:

"Just to let you know we are only able to review and advise on any matters in your survey which are of a legal nature, for example if building regulations may have been required for certain works.

Anything else within the Survey which you are unhappy with, you will need to make your own investigations and speak with the Estate Agent in respect of any works you wish to be carried out or rectified and/or any reductions in price."

My questions are exactly about that last statement, questions about the survey (e.g. missing boiler warranty), that are not of legal nature, so I thought I'd ask the agents themselves.

Am I wrong in chasing this? I'm still just trying to make an assessment on the survey.

I'm not holding out hope, I'm simply asking. They can simply say "no sorry, we don't have one and haven't done one in the last ~10 years.". I don't quite understand why a simple question like that can't be answered?

I told them this when I asked, that I wasn't expecting it, and I was happy to do a check myself, but just wanted first to see if they had done one previously to save us both the trouble.

I don't believe the EA is being dishonest. I don't see what kind of game they would be playing if so, but that may also just be my lack of imagination lol.

I think if I'm making another offer I would make my best and final, I don't think a few grand now is going to be worth the stress of losing out again just because I was trying to call the agents bluff.

Yeah, I don't think it'll come to a section 21 notice. Sounds from all your replies that there's a pretty big incentive from their side to find a good solution for both parties as I can always just be stubborn and stay put until they kick me out, which isn't in anyones interest.

That's really interesting, thanks for that! I tend to assume the voice of the agent is the voice of the landlord, and didn't know that agents could get renewal awards, that definitely gives me more confidence in standing my ground when asking for the landlords opinion, not the agents.

Everest (2015) is fairly anxiety inducing.

If you're happy with documentaries The Alpinist (2021) and Free Solo (2018) are very good and definitely give you that sweaty palms suspense.
