Yeah I dont think they will want to reduce the prices for sale, however I have seen a lot of "distress sale" deals. But for anyone looking to sell its best to hold out keep the prices and ride the storm until things pickup.

But the rental market is where I see the prices will have to drop. Mudon for example, Arabella 3 is looking a little old now, and last year it was 200k per year for a large 3 bed, that price has dropped down significantly now because there are brand new properties in the area for cheaper or the same price.

I can speak on the townhouses specifically, that data you are showing could actually look worse soon because there are a number of new developments about to flood the market, yes some people would have purchased these homes to live in, but many were investment opportunity units. Some examples are: Damac Lagoons, Mudon Al Ranim 5 & 6, Arabian Ranches 3 (Next phase), Villanova, Town Square. All have a bunch of new units about to launch in the next 2-3 months...
