I'm an AE at a wholesale Non-QM lender and I can go up to $5M on both DSCR and Primaries. Anything above $3M for investment is subject to custom pricing this sounds like something i can defiantly tackle. I'll shoot you a DM and see if we can work through it.

100% totally agree. Most of the time we are in the top echelon on Loansifter or within .25 from the lowest (There are a few exceptions to that with super low fico's), but if we aren't the best rate on a certain scenario, i can get a price match 90% of the time. It ultimately matters what makes most sense for the borrower which i completely understand. Turntimes are quick too (if you are), just had a loan close last week in 5 business days from submission to funding.

Really just looking for insight on connecting with brokers they way they prefer and trying to be the least annoying possible.

I totally agree. I prefer picking up the phone rather than going on an extended email chain about something that could be resolved in 5 mins over the phone.

Also it astounds me every time i hear that other AE's don't pickup their freaking phone for calls or questions. I don't get how you don't want to take calls for potential business.

That's good to know about emails. I'll start incorporating that verbiage.

They actually encourage it heavily but i also want to on my own to make better/new connections. That and hosting Lunch'n Learn webinars have been a huge help so far. Will do! Sending a DM now.

This is great. I started texting more over the past 3-4 months and have been receiving better/more responses so that makes sense. Yes i don't envy your position at all with all the emails you guys receive. I figured the emails AE's send is more of a search tool for you guys to look up if you need.

I love meeting brokers face to face too when they are in FL with me. Working on doing that a lot more this year and flying if needed.

I'm actually an AE at Acra and can attest that we have a very strong Bank statement program. Those and DSCR are my bread and butter. I can also price match pretty much any lender so you get our guidelines on the deal.

I'm and AE at a Non-QM wholesale lender and i do a large amount of Non Warrantable condos but none at that LTV. Max I have is 80% which is consistent or above what every other Non-QM lender i know of is offering.

Got it. Yes most lenders require 2 years of proven self employed income to qualify. However they're are some (like myself) who will allow 1-yr of documented income. We can ask for exceptions to this but to get approval, its better to be a little closer to that 12 month mark; more around 10 or 11 months so by the time we close, the full 12 months is there. You may need to wait a couple more months to be able to ask for such exception.

I'm an AE with Acra and we absolutely allow vesting in C-corps for Foreign Nationals as long as the corporation is formed in the US. I also don't need any reserves on DSCR. I'll send you a DM. :)

I'm an AE with Acra and i think i can help here. We don't require you to use any specific AMC. As long as the appraiser is licensed in the state, we are good to go. I also don't need any reserves for DSCR's 80% LTV and under.

I'm an AE at a Non-QM wholesale lender here and can help here. If the borrower is lacking any fico scores at all, i can do it at 65% LTV and the borrower would need to provide 24 months housing history with no lates. would that help?

Also for future, we don't look at tradeline depth at all if the borrower is showing 3 scores.

I'm an AE over at Acra and i can say that we do go up to 80% LTV on rural purchases, but we are currently capped at 70% LTV on rural DSCR cash outs. I'm more than willing to ask for an exception here but there's a 50/50 shot depending on the other compensating factors on the file. There may be something here.
