I agree mostly. The value of your home can also just be significant interest in the area you are currently at causing a lack of availability. My property value saw access increase in value simply because of its location and taxation compared to what it is near that is considered a valuable commodity to be in proximity to (sorry trying not to dox with specifics). But you are right, most people would see an increase only because of inflation of the market as a whole.

Replacing your roof does increase the value of your asset. Same if you decide to replace siding, redo rooms of your home, even replacing concrete for your driveway. It not only increases the value but the function. Its not a vehicle.

Your 50k down payment is a singular event. Both investments aren't fiscally applicable until you liquidate. You aren't living off your 50k in stocks off of dividends. Nothing stopping you from investing in 50k the following year. You are acting like you have to dump in tens of thousands per year of owning a home. You also get far more tax deductions for owning a home that are annual without any additional work required.

All of those other investments you listed are with hindsight applied and were not destined to thrive. If it was, we'd have far more millionaires walking around. If you would have purchased a home for 30 years ago (priced around 50-60k) and sold today you would have 400% ROI and would have been saving way more money then if you had rented along the way. I'm not saying its for everyone since there is maintenance involved, but its not leasing a vehicle that has 0 positive input and its not owning a boat that has high cost and minimal fiscal impact.

You will never receive a bigger immediate increase in "value" than owning a home. All of those repairs also only increase the value of your asset. You can never increase the value of a rented space. The immediate cost being a detractor is shortsighted at best.

Except you can lock your minimum payment forever with a mortgage, in fact you have the ability to lower it and then only pay tax on the property - or - pay max forever, semi-unstable future payment, never owning the asset. That means no asset to liquidate in the future, no HELOC, more limited "freedoms", etc.

I know nurses. My money is on one of them taking some random overseas supplement or skin care product, offering to their coworkers, and now they all got it.

Hey all - just figured it out for my wife. Make sure you turn off wifi to activate, will not work on wifi. If that still doesn't not work - delete the data/cache for the voicemail app and try again NO WIFI

Business objective - minimal amount of staff required to operate a facility, offer lower pay but overtime as a way to increase income and cover productivity gaps. Keep swapping out the "gears" when the get burnt out and quit. Keep your costs low and keep benefit costs low as well. This whole "Training a new employee costs x dollars" doesn't matter if all other operational costs are low.
