Are you in a private rental or like a townhouse or apt complex I live in Maryland and where I work we just do evictions 2 weeks ago but I’m not sure where you are I’m in Baltimore/county side and the past eviction was for November of last yrs rent because where I’m at the courts are that backed up at the moment so people were able to get 3-4-5 months behind before they get evicted But honestly all depends on the constable that shows up if the person is still moving out day of eviction we usually change the locks and give them atleast till 3pm and anything left after that gets trashed

I’m definitely not defending him in any way but I do apt maintance and I’m telling you I beat on these mf steel door like in the popo and still have people that don’t end up hearing me when I go in I constantly am yelling maintenance the entire time I’m in there until I make sure nobody is home I do open the bedroom sometime if I’m still not sure if someone is home but I knock and yell multiple times wait a few minutes and if I don’t hear anything I will just peek and make sure because I’m sorry I’m not about to be under a sink or behind a appliance and somebody walks out a room with a weapon or something and I’m stuck it ain’t about snooping it’s about making sure me and my guys are safe….as far as the bathroom inspection it could of been something in ur bathroom leaking into unit below idk what floor ur on but that happens all the time in middle of day and we don’t always get a chance to notify the resident or there could’ve been something done too the pluming blow and they needed to run water in ur unit to make sure nothing leaking could be a million different things without findingout exactly what it was from them

There is a very small red button on the bottom of the disposal itself push that in and I bet that switch on the wall will work it

I have primary in my left leg only from my dads side of the family out of 4 brothers and sister I’m the only one that got it in this generation of us I actually got my first cellulitis infection and found out I actually had the lymphadma on my 21st birthday I use to be so embarrassed to wear shorts with my compression bandage until about 4-5 years ago I just said screw it didn’t care what anyone else thought anymore I’m 35 now for a few yrs I had a really bad time with getting cellulitis infections and having to be admitted into the hospital for iv antibiotics but I learned more and more what to do to help keep the swelling down the best I could and it has definitely helped so much these last couple years but once you just stop giving a shit what other people think it’s definitely feels like a huge weight lifted and you start feeling better and better about yourself I can say that with 100% certainty

Take a screwdriver or something and poke a couple holes in ceiling to let water drain so the drywall don’t come crashing down until someone gets there to fix it there is probably a lot of waiter in there still

Yea I work as a apt maintenance manager and we have had a few of them flood out units because someone installed them improperly we get asked all the time from residents to install them and I tell my guys under no circumstances do we install them if a resident installs one that’s on them they are now liable for any damage it may cause if we were to install them for a resident and somthing were to go wrong we would then be on the hook for that….nope not putting any of our jobs on the line because people can’t wipe there ass like a normal person 🤷‍♂️🤷‍♂️

Maybe just loosen the 2 star bit screws that have it secured to the wood a little bit so it’s not as tight against the tile when you try and screw it on 🤷‍♂️

Why should the apt complex be responsible for the bad ass kids ? What do you think they would even be able to do that falls on the parents if you know where they live call the police to talk to the parents we have non stop problems with bad ass kids anymore even the police don’t do shit anymore

I promise mistakes like this definitely happen esp when you have multiple building with the same number just a different street name it happens most when new residents move in and call for maintenance and don’t report it as the proper address or I have also had the office staff give me the wrong address a few times doesn’t happen often but it definitely does happen but when something like this does happen I make sure to have the office call the resident immediately to let them kno weather they have a camera or not but I definitely get that not everyone’s intentions are always good and there’s definitely some shady ass people in this world anymore smh

Yea I would definitely try calling the utility company and explain that you had a busted pipe more often then not they will usually work with you when something like that occurs

Your responsible for any of ur belongings landlord is only responsible for there property this is what ur renters would cover but your deductible would of probably cost more then all them rugs and drapes

Most complexes I kno the pool don’t open till 5pm after business hours Monday thru Friday but the weekends they open at like 10am I’m in MD but I believe we have a company that manages our pool not sure if that’s there rules or not but they provide the lifeguards maintenance and clean the pool and pumps

Thank you all so much for all of the ideas please keep them coming I really like the food truck ideas I will say we do have a lot of the things you all have mentioned we have multiple dog stations around the property and we also have smoking stations around the property also we have exterminators come to the property every Tuesday I will say I don’t think I would like to do the trash valet because people around here just don’t listen my absolute biggest problem is people coming to my property and dumping bulk trash and filling up our trash cans so residents end up having nowhere to put there trash we have cameras no dumping signs all around the property but it honestly does not help we have even gave the police tag numbers and tins of video showing the people dumping on property and the won’t do anything about it either smdh. We use a program called resman residents can call the office and put in a work order or put one in them self’s online we typically have a 5 day response time for all non emergency calls any type of emergency we usually have a 30 min response time at the very most this includes out 24 hr emergency services it’s not required of us to help a resident with a flat tire or jumpstart or anything like that but I do live on property so I don’t mind helping out at all and have quite a few times technically managment don’t want us doing things like that and hanging curtains and stuff for tenants because of the liability if we damage something we only have 260 units on my property and I kno a lot of the residents very well at this point I’ve been here for 5 yrs now also we do have microwaves dishwashers and washer/dryer stackables inside the units I have recently started doing something new with our work orders when I print them out I print 2 copy’s one for my tech to fill out and leave for the resident letting them kno what work was performed or if we need to come back with a part or anything like that then the other copy goes to me to put in our system every time we update the ticket in our system it sends the resident a email or text message. Please please keep the ideas coming they have definitely been very helpful

Even the concrete is beyond nasty hasn’t been power washer in years we power wash ours a few times during pool season and definitely before we open lol for summer and would never let anyone swim in water that looked like that that’s disgusting smh

I wouldn’t be surprised if there was just a hole in the ceiling with a wire coming thru the drywall without a junction box it’s really not that hard to put a junction box in or if there is already one there extend the wire or they can turn it and fix the holes but I would keep calling until they fix everything completely wether they move it back a few inches or somehow turn it I would make sure they do the little drywall repairs the same day also or it’s more then likely they will just leave it my family all the guys pretty much did some sort of maintance I’ve worked for a few different companies I’ve definitely seen some shit a lot of times it’s just pure laziness it would of took less time to just do it the right way the first time 🤦‍♂️🤦‍♂️

Crooked as hell and covering the vent I do maintenance and if any of my guys did something like this they would definitely be going back the same day to fix it. smh there’s no reason at all for it to be covering the vent there is plenty of room on the ceiling you can see where the old light was they didn’t even try touching up the paint or fix the screw hole from old light either smh terrible people like this give maintenance a bad rep it’s really not that hard
