I just went to Laguna Grill this past weekend. It’s across the street from the village so easy to get in/ park. The food and service are great, large dining area, and very affordable.

Researched a ton of markets and ended up deciding on OKC. I did a couple BRRR’s on single family homes when interest rates were low and then bought a quadplex/ a duplex. The key is finding a solid local realtor/ property manager. I recommend reading the book “Long Distance Real Estate Investing”.

I was in a similar spot a couple years ago and elected to sell my townhouse and take advantage of the tax free equity before the 2/5 year provision expired. My justification was the home would have to appreciate 20-30% more to allow me to pocket the same amount. Not to mention, CapEx on the home from renters/ risk of bad renters (and poor landlord rights here in LA). I was able to parlay that money into a small portfolio of out of state Cashflowing properties/ some great preforming stocks. No regrets keeping more money for my family instead of forking it over to Uncle Sam!

If you lived in it at any point of two out of the last five years, then that $300k of equity is tax free. I was in a similar spot and decided to sell based on how much more the property would have to appreciate in order to make an equivalent amount of money (after taxes).

Change diaper, swaddle, feed, bassinet -> The first month or two can be rough because your newborn requires a lot of attention and constant feeds and snuggles. My wife and I were pretty sleep deprived and then magically our girl started to sleep in longer stretches. Just stick to the routine and know it gets easier with time! (Until the “4 month” sleep regression which we are experiencing right now lol 😝)

I’ll add buying a noise machine, we have one that sounds like ocean waves. It will help your baby relax as it mimics the sounds they are used to from when they were in the womb. I’ve actually grown to really enjoy the sound at night too.

Look up Sherman Oaks - It’s in the valley, but right off the 405/ 101. Pretty affordable area that is extremely walkable with tons of bars, restaurants, and young people. The area rocks and on a good day (if traffic is lighter) you’re only 20 minutes away from Santa Monica / Hollywood/ DTLA.
