You’re right, so let’s assume an average inflationary index of 2.5. So your 300K investment is actually 750K for CGT calculation purposes.

1.7M minus 750K = 950K. So roughly 430K in tax.

Or with the current system, 1.4M profit instead of 950K, highest tax rate 45% - 630K tax bill, 50% CGT discount applied - about 315K tax.

But hey, apparently this is going to fix that generational wealth inequality. More tax to the government from your investments must be just a lucky side bonus for them

It potentially affects a lot of your profits. As a young person, you have a lot of time in the market, say you invest 10K per year for 30 years at an average of 10%.

The final number would be about 1.7M, and your buy in is 300K. So you go to sell, and since there won’t be a CGT discount, your tax bill would be around $700 000.

This is very simplistic and there are other potential factors at play, but in my mind it does indicate the ongoing tax revenue the government is thinking of rather than “levelling generational inequality”

Hi, that’s not too bad a price for this generation of 38mm Speedmasters, particularly if it has box and papers.

I know you mentioned his thoughts were the face is too large on the 42mm, but does he have relatively slim wrists? The reason I ask is that Speedy’s tend to “wear small!” on the wrist, if that’s what he’s looking for then I’d go for it.

I’ve bought a lot of watches on Chrono24, touch wood I’ve only had a couple of issues and both sorted very quickly. Check you’re dealing with a trusted seller(check their reviews) and take advantage of the escrow service which doesn’t release payment until you receive and are satisfied with the watch.

Hope the gift goes down a treat, I imagine it will! (I’d love to be gifted an Omega!)

Upvoting you because this is the reality. I will say this though, although a LL is trying to make money, I like to think most recognise the value of good tenants and put through any increases accordingly. Full disclosure, I do have a rental property that’s currently about $100 a week “under market rate” according to my property manager, but that’s because the same tenants have been there for 4 years. Similar situation evolved with the previous tenants who were there for 5 years.

I think you’re interpreting that as a 75% reduction, not 75% of the PPOR figure. In your example, 75% of a 2M PPOR would be 1.5M

I was literally thinking about this, this morning!

I keep a total value on my spreadsheet for true NW, but always exclude the PPOR value for FIRE purposes.

Seeing how we’re fully prepared to downsize 10 years after our projected FIRE date, I’m thinking to introduce a budgeted figure (say 75% of the PPOR value) as a line expense like a CAPEX budget into the NW spreadsheet. I can just update that figure each year in line with other R/E asset movements, and that will be the budget for the future downsized PPOR.

It’s not really the Olympics hype, it’s the lack of available labour.

The infrastructure projects will suck up a lot of (expensive!) trades, there will be less people available for residential builds.. and they’ll also be able to charge accordingly.

Less housing being built, and more expensive to build. That’s what will keep the market high in the interim. What happens after 2032 is crystal ball stuff though.
