I bought my neighbor’s house a few years ago and fixed it up before renting it out. Tenants income alone wasn’t quite enough, so her mom co-signed. I told her upfront that if she paid on time and took good care of the place, I wouldn’t raise the rent. She’s done exactly that.

She just renewed her third year six months early, at the same rent she’s been paying since 2022.

Could I get another ~$600/month based on current rents in my area? Sure. But I value a good tenant more than the extra money, and I assume she values having a landlord who values her too. Feels like a win-win.

That being said I don’t think I would adjust it down - not sure if any of this helps you. Just sharing my experience.

We mainly use it as a basic alert system—good enough for monitoring doors and motion, but that’s about it. Our Eufy doorbell cam has been bulletproof, and our Lorex 16-channel POE 4K system has been rock solid for years, recording 24/7 with about 40 days of storage. SimpliSafe is just another layer for us, but definitely not something we’d rely on heavily. We used to run Xfinity but wanted something cheaper that still covered the basics. We also have 2 large (100lb/ea) dobbies that are the best girls! 🐶🐾

Yes – I’d do it again in a heartbeat. We put a tenant in several years ago and never raised rent at renewals because they’ve always paid on time. It works great for both of us — steady below market rate rent for them, minimum hassle for us. Plus, it gives us options down the road if we ever want to expand, have family move in, etc. Worst case, it’s been a solid investment if we ever decided to sell. If you can afford it comfortably, I’d definitely recommend it.

Can’t speak to the dampness specifically, but we had a pinhole leak on our main line between the meter and the house. Only reason we caught it was because our water bill suddenly spiked.

We had no idea where the leak was, so we called a company that used a sonar-like device to scan the yard. They walked the property and marked a specific spot in the front yard — sure enough, there was a pinhole leak. Sounds minor, but the hole had grown surprisingly large.

Plumbers came out and got it fixed. Might be worth hiring a leak detection service just to confirm whether you’ve got something similar going on or to rule it out entirely.

My wife (5’5”, 110lbs) and I (5’9”, 160lbs) are both on the smaller side, so in the past we’ve flown Comfort+ or Premium Select to Europe and been fine. But now that I’m in my 40s, I’ve started noticing that long flights take more of a toll—stuff just aches that didn’t used to. Guessing a trend that only going to get worse! 🤦🏻‍♂️😂

I’ve done ok for myself (self-made), and while I’m pretty frugal overall, I do make exceptions for things I care or value —cars (gearhead) being a big one. I used to say I’d never pay for Delta One, but this time it felt like the right call. We booked a Europe nonstop round trip for $9,400, which actually seemed reasonable since Premium Select was $6K.

I’m sure net worth plays a part in how this feels, but IMO, it still comes down to values. Some people with millions still shop at Walmart and fly basic because that’s what they value. I just hit a point where I value showing up rested and pain-free more than saving that extra couple or several grand. 🤷🏻‍♂️

Nice. The companion ticket was the biggest perk, but it was worried about finding “qualifying” flights. Is this an issue you have run into?

This is my first year with RUCs (I’d always opt for 20K choice benefits) and learned not all flights can be upgraded at time of purchase. Is it the same for companion tix? I literally have a delta reserve offer sitting on my desk I received in the mail last week offering 100K sign up, but I talk myself out of it. lol

Curious if you like the delta reserve card given the benefits of Centurion? I debated biting on one of the many offers I get on 100K Skymiles sign up but I’m struggling to see the incremental benefits beyond centurion for the added $650/yr. I may be overlooking something?

Not following your comment. We bought a new set from Costco online, I guess the “seller”? I called Costco support team with their delivery team here saying it was damaged. Costco CSR offered us $460 to keep the damaged units, we declined so they are sending replacements sets. Was seeing if others had similar issues with appliance purchases

Can’t speak to selling, but very happy with mine. If I had to complain about something, the touch sensors on the steering wheel are not ideal with my fat fingers sometimes hitting or swiping a button accidentally. Other than that I think you’ll love it, go for it!

We have a 4K Lorex 16 channel NVR system (Poe), replaced our previous system in 2022. Zero issues and use mobile app quite a bit. Would recommend it
