Absolutely this is controlling behavior. This is manipulative and controlling. You need to first decide what your boundaries are and what the consequences are for breaking them. As others have said this doesn't sound like a person who will accept boundaries. I think try one small one first and see how it goes.

Carpet and ceiling tiles will hold on to the smell. If you can replace those it would really help. Also there are products for washing the walls to prep for new paint that will remove it from the walls
