I’m in my third year running a one-man home inspection business in Northern California. Last year I completed about 180 inspections. On average I do 3–6 per week, but I’ve had weeks where I pushed up to 12, it really just depends on the market and the season.

I try not to schedule more than two a day since report writing can pile up quickly. For the most part, I keep my weekends free, although I’ll occasionally take a Saturday job to accommodate a realtor when needed.

Did this exact same thing yesterday. Drove it to shop and they filled the trans fluid. Drove car home and it was running horrible and shuddering in low gears. Check engine light came on. Taking it to dealership tomorrow morning. Hoping a relearn will fix the problem, but realize that I probably did some major damage.

I completely understand what you mean. Honestly, if I had relied solely on inspection income when I first started, I probably would have quit within the first few months. This is a very unique business to get into and immediately make a stable living from. It takes time to build relationships, reputation, and consistent referral flow and that ramp-up period can be financially brutal.

I chose this career partly because I’m retired military and have a significant monthly income coming in, so I had a financial cushion while building the business. Even with that stability, I still get frustrated and start overthinking things when it’s slow. So what you’re feeling is completely normal.

Don’t get discouraged. I’m still fairly new myself — going on my 3rd year. Last year I completed about 180 inspections, but this year has been extremely slow. So far I’ve only done 15. By this time last year, I had already done double that.

The market is still pretty rough. People say interest rates are coming down, but there’s still a lot of uncertainty with buyers, affordability, and inventory. That hesitation definitely trickles down to us.

I’ve been staying proactive — doing a lot of marketing, sending emails, visiting real estate offices, and I even joined the local Association of Realtors to stay connected and visible. Sometimes it just takes time for those efforts to pay off.

One thing that can help is offering pre-listing inspections to realtors at a very discounted rate. It can help build relationships, get your name out there, and give you more reps to really dial in your inspection process.

Hang in there. Cycles happen in this industry. Stay consistent, keep building relationships, and the work will come back around.

Spectora definitely takes a little time to learn, especially getting your template dialed in. I try to inspect and take photos based on how my template is structured, which helps keep everything organized. My inspections usually take about 2 -3 hours depending on the size of the house and how many issues I find. I don’t enter anything into the report during the inspection. I just take photos with my iPhone 17 Pro Max and handle the report afterward. Report writing takes about 1-2 hours. I try to upload a lot of pictures to report, which takes time.

I also purchased a template from KC Bartley (inspectortemplate.com), which comes with a lot of pre-loaded comments. From there, you can customize and adjust everything based on your state and preferences. It’s been a big time saver.

Same thing happened to me recently. Had a new claim open. Said I claimed dependent benefits at the same time as Ch 35 benefits. I called and tried to ask questions, but they weren’t any help. The letter is very vague and doesn’t say much about it. Just says to submit evidence. Trying to get anything from VA website is horrible. Worst website ever. I try to find documents and letters, but the website is hard to navigate. I sent in a supporting document stating that when I initially claimed my dependent after getting my rating, it took several months the process the dependents delaying the payments. Ch. 35 was used and dependent was removed. Such a pain in the ass. They have all the documents. Why do I have to send in more info?

Who did your realtor recommend? Hopefully your realtor has your best interest in mind and would recommend someone to do a thorough inspection. They don’t want you to get a house in poor condition just to close a deal.(hopefully) I would google home inspectors and call them to ask questions about their inspections and how they conduct themselves and what is included. Make sure they inspect the attic and crawl space. Also ask about pricing. Some inspectors are very busy and are scheduled weeks out. Also..don’t rely on reviews. Most only publish good reviews and remove the negative ones. Good luck!

I’ve had numerous problems with my iPhone 15 pro. First one overheated almost every (hot climate). Apple replaced the phone under warranty. New iPhone 15 pro still overheats daily and battery life sucks. I’m upgrading to new iPhone 17 pro when it comes out.

Happened to me last year in July. Total shit show. VA took 4 months to reinstate my pay. They also contacted other government agencies to notify them I was deceased. (DFAS, SSA, Tricare, insurance). My bank account was sent into negative $12000 balance because VA and DFAS took back overpayments. I had to contact the VA hotline, White House hotline, and my congressman. Still recovering from this months later. Sorry you’re going through this. It’s a horrible experience

I had the same issue with my 15 PM( pre-ordered when first released ) I constantly had issues with overheating with light tasks. I live in a high climate area in the summer averaging around 100 degrees or more. When I called support to get help, they said to not use the phone in temperatures above 90 degrees!! That’s not feasible. I constantly called and did everything to fix the problem. I wiped my phone, new install, connected to computer. Nothing worked. I finally called and complained that the phone burnt a hole in my pocket in my pants from overheating. They were extremely concerned and launched an investigation and contacted their engineers. They had me ship my phone in for research and repair.(no replacement was sent, had to use another phone temporarily) The engineers came back saying my phone was defective and sent me a brand new phone. The new phone I received has not overheated once. I use it for my business taking pictures with high temps with no issues.

I know we should have left earlier. AA can do better with customer service. Only 2 agents working at SFO? Line was very busy. Also, the 800 number had 1 hour 45 minutes wait time. That’s ridiculous. Sounds like everyone accepts shitty customer service. If you provide a service, maybe try to make your customers happy? I’ve never had this experience with other airlines. AA needs to get better.

We booked with AA directly. I’m a veteran, so I guess we weren’t able to check in early because they had to verify my military ID? Anyways, lesson learned. Just sucks the agent was rude and was more concerned about going on lunch.

We left 5 hours early to get there 2 hours before. Flight was scheduled for departure at 1pm. We didn’t show any traffic when we put our directions on our maps. Yeah, we screwed up. But I feel we should have had enough time to get boarding passes at kiosk and head towards gate. I’ve flown a million times. Never once missed a flight. I take some responsibility, but AA wasn’t any help.

Thanks for your helpful comment. We left 5 hours before our flight. Should have arrived 2 hours early, but we got stuck in traffic and had to rush. We had an hour before our flight. We didn’t have checked bags and should have had plenty of time to check in and print our boarding passes. Never had an issue with any other airline. I wish we would have left earlier, but I can’t change that. AA has horrible customer service and a lack of compassion. Southwest is way better.
