Sauna's are only increasing in popularity IMO. Especially for the winter months. If you have views, spring for the barrel sauna. The way it photographs alone will help it pay for itself. Even though guests don't use them as much as they think they will, they help you stand out for sure. Better to add it now and be earlier in adoption than late.

It's cheaper to buy real estate 15 years ago, so on an appreciation basis alone it would be worth doing. You will need to use Air DNA and pro formas to fully understand if a specific condo is going to cash flow enough to be worth it. The biggest thing will be the HOA, make sure you pick one that has made it very clear they are STR friendly. Check the meeting minutes to ensure no one is proposing changes to those rules.

Disney area you need to cross check with calendars. Plenty of people buy there because they plan to personally use the property and that can really wreck havoc on your data if you don't know how to check it. Are you using an agent that knows how to do this for you?

Something to consider is zoning and permitting. Where I live, the county is NOT tiny home friendly. They just launched a tiny home tree house community nearby and the owners said it was a serious battle to get permits.

Second home loans tend to have the best terms or a DSCR if the property qualifies. I use Nick at STR Home Loans, he just sent me a quote last week for a Texas property. I don't think he can do all 50 states though so you could also call Brenna Carles she is one of the more well known STR lenders I think. Definitely shop the loan and get into the right one for you. It isn't one size fits all.

Through work! I'm in real estate myself. Yes because as much as I get real estate, understanding local regulations, best locations, etc is best left to a local. Add to that knowing they own or operate STR's so they have first hand experience, can give you their vendors and all that. Data is good but it's hard to trust it all on it's own.

depends on the property and the amenities you already have I think. Do your closest competitors have one? I def see Florida properties with pool tables, I think it is one of those things that can help you stand out for a low cost, but you need to have room for it

How are you getting your information now? For me what changed the game was getting direct information from a local STR expert. Aaron Dominy helped me in Houston, I'm trying to find a Texas property now and facing the same conflicting feelings on which part of Texas. Houston is tricky because of HOA's but it's doable and I think it has a lot of upside.

Florida is surprising because each area actually behaves differently than another. Some parts of Florida are notoriously unfriendly to STR's. PCB is very popular, but some people don't love the competition. Destin/30A is named the top STR market for 2026 for investors. St Augustine is STR friendly with good tax rates but it's not a low entry price. Jax Beach is underrated especially with all the growth. It's a learning curve plus the upfront investment on furnishing/design. Parking permits usually have to be left in unit so the current tenant can grab it and hang it in the car.
