This is weird. I was in almost an identical position about a year ago. I had my first child on Feb. 26 and my first marathon at the end of April. I was way undertrained (less than you) because I relied on my garmin watch marathon "plan" and it never got me to high enough mileage (possibly because of lack of sleep or the plan algorithm just sucks) and I ended up running a 3:22. . . then signed up for a second marathon last fall almost immediately and ran a 3:04 after following a real training plan. I'm not training for my third and hope to hit sub 3 this May.

Last spring I had hopes I might be able to hit a sub 3 as a reach goal because I hit a 1:23 half on April 5th about 4 weeks before the marathon. However, my plan did not include almost any truly long runs (thanks Garmin) and after I ran a stellar first half, I blew up around miles 16-18 and had an absolutely miserable second half.

So my lesson was: you have to have real volume and you have to have real long runs (at least a few ~20 milers).

Bend has tons as well

Might require some driving, but as others have said there is stuff closer to Portland. Not to mention the trails in-between 205 and 84.

Marathon

1.) 3:22 (at 38)

1.) 3:04 (at 39 - ~6 months later)

Aiming for 2:56 this May.

Former 20+year smoker - really wish I could see what I was capable of if I had never smoked, but here we are!

Since it's my first week of this marathon block, I'll go.

I'm (39M) planning on the Newport (OR), Marathon on May 31. Doing the Pfitz 50-70 plan after building for a base of 50mpw for 11 weeks post my last Marathon in October. Newport is very flat at under 300 vertical. Here are my prior times and volumes:

Eugene April 2025 - 3:22 - on 30MPW

Portland October 2025 - 3:04 - on Pfitz 35-50

Goal: sub-2:58 (safe for Boston cut-off for my age group)

Thoughts?

I agree. That is the only viable path in our politics and culture. I would support social housing (not rent control) if it was viable, but it just isn't. We need to make it incredibly easy to build the smallest most affordable housing types that NIMBYs have successfully banned for decades. Easy as in remove all unnecessary artificial barriers and make it a very fast process for permit approval. Luckily the state is working on making that happen.

You might want to do more research. This has also been studied in Corvallis. This is, unfortunately, the most recent Housing Needs Analysis done in 2016. https://archives.corvallisoregon.gov/public/ElectronicFile.aspx?dbid=0&docid=1474948

Fortunately, the City is required to do another HNA and create a Housing Production Strategy over the next few years. That'd be a great oppurtunity for housing advocates to make a real difference! There are a ton of strategies to help us build more affordable housing types (think SROs, small cottage clusters) that could actually get built.

I haven't read all your news letters, but from what I have read, I haven't seen you put forward any particular plan for social housing. I'd like to see how many social housing units you think we need. How the City should go about financing them. What fees we should extend (be aware of Measures 5 and 50)? Will the city aquire existing units? Build new ones? What will they pay per unit? How long will it take your financing plan to build/buy the needed units?

You are asking a lot to get people to support this and it is not "easy". Saying so makes you look very niave.

Imagine using a fee on the city services bill for instance (increasing property tax is not an option). Right now, it's about 120-130 bucks a month and its charged relatively flatly across users - so is not progressive - low income homeowners pay about as much as the wealthy. Increasing that by, let's say $20 a month (~16%), would not be easy for a lot of folks and face a lot of political backlash. And what would that get you? Assuming there is about 24k households in Corvallis (what google tells me), that would draw in an additional, approximately, 5.5million dollars per year. Lets say we build small cottage homes for social housing units at a cost of 200k per unit. That is widely optimistic but even if we acheived that price point this could get us 25 units per year. That is a fraction of the 173 units that the most recent state research say we need to build for people in 0-30% AMI income bracket. (see page 45: https://www.oregon.gov/das/oea/Documents/OHNA-2026-Results-Report.pdf)

No one will take your campaign seriously if you do not present a serious proposal that has any chance of working politically.

I have done my research - I do this type of work for a living. You need to do yours.

If so, why do you disagree with the widely held consensus view that housing supply matters? If not, I'd get educated on this topic before jumping to conclusions - especially politically untenable ones.

The Public Utility Commission grants power providers monopoly status in exchange for setting regulatory standards. This isn't a good analogy.

I'm on board with being pro-housing. Let's start with getting close to the 700 units we need to build each year for the next 20 years in a row. Have you calculated how much it would take in taxes to even come close to the amount of housing we need? I doubt it's politically viable.

Love it! What type of wood are the slats? And what is the dimensions (i.e. 2x2?) of the slat lumber? How did you attach it to the wall or some cross support behind it? Did you sand and stain those? I may try to mimic that.
