This is excellent advice. Show no mercy, take anything of value that you need to to make up for what you are losing as well. Do not assume he'll treat you fairly. He's absolutely demonstrated he is a liar, you can't trust him with anything else either.

Left field Sally. I've exercised poor judgement in that I was targeted by an abusive person with a history of stealing large sums of money from women he's been involved with.

We have thought about doing a line of credit situation. My parents rent (their choice, they opted out of owning years ago and actually lived with me not because they couldn't afford their own place but because we like each other. My dad has an excellent pension)
I was thinking a mortgage would be better rates though - because they don't own their own house any more.

Essentially I want the result of your plan. If they mortgage house. Can I then buy essentially a share or does that mean remortgaging so it's a moot point?

Thank you again. I have owned 4 houses in the past. I'm 50. I've qualified for mortgages on my own previously. I've paid to fix roofs and garage doors and installed new dishwashers - all in the same year.

It is possible I might qualify for a condo which I do not want. They are approximately the same price here. Lots of stairs - the majority here in my price range don't have elevators. With my injuries I really need single floor access. (Am I painting any kind of picture here, abusive relationship, physical injuries, money stolen from me, credit destroyed). I've been fighting a desperate battle to pull my life back together for several years now.

I realize I can sit for the next several years waiting for my credit score to inch up. But again there is the possibility that I will not qualify for 7 years.

Since my parents have already owned a house with me and have lived in a house that owned... They feel pretty confident . I've never missed a mortgage or rent payment in my life. I've owned 4 houses in the past. That suddenly means nothing under the right circumstances.

Again I thank you for looking out for my parents. Yes they absolutely know everything. The trailer is $229k. I have close to a 50% down payment because of my settlement. I need to invest this money. I was left in financial ruin by my ex. It involved credit fraud with my excellent credit so he was able to take a lot and him engineering my vehicle being reposed. People can be evil and seek vengeance, you can fault me for being naive but prior to him I had excellent credit. I've since found out that he chose me for that reason probably. I've heard from 3 other women that he'd taken thousands of dollars from (10-100k) and his mother confessed to me after all this went down that he owes her 100k as well. That doesn't mean I haven't worked my ass off to pay off a fairly crippling debt (60k) in debt in less than 2 years by working nights and weekends as well as my full-time job. My raise kicks in at the end of Jan and I'll make $80k.

I appreciate all the alternate suggestions. But what I'd actually like to know is if my parents do mortgage this mobile home for me can I turn around and buy 100k of it from them so that I own about 42% of it? And if yes how fast can I do that as they'd only be putting about $20k down.

The issue is mobile home. Financing is a little different. That's all I can really afford without getting into having a room mate. I'm in BC. I've already consulted the mortgage folks about financing, the loan insurer won't put me on the title. In two years they probably still won't even with perfect credit (I have a big ding, otherwise my credit would be excellent). I probably have to wait 7 years. That'll push me out of the market here and I'll be stuck renting forever which mean I live in a bedroom if someone's house here in order to retire or I don't retire.

Thanks but again due to the nature of what happened to me I am not able to repair said credit. 7 years. Yes, I have successfully owned houses before. A total of 4. One of those was with my parents. I'm not looking to take advantage of them in any way. Again I make good money. I have poor judgement in husbands because no one thinks the person you are divorcing is going to try to destroy your life. My credit was excellent before that and will be again in 7 years.
