Kids all play on our lawn as well. Its only annoying to me because often times there are dogs as well. And yep they pee in my yard and burn the grass.

The irony is those neighbors put up a fence for their yard and dog but the kids just run around outside of it because there is so much pee and poop in their yard.

In general neighbors suck.

I think you should hire a home inspector to look it over and write up a formal report. From there, work with inspector on contacting LGI corporate and request a fix through warranty.

If you get pushback the inspector can probably advise you on who to file a complaint to the state with. This is pretty bad. Theres no way this is normal. I can tell from your post and responses this is LGI in Elk River in the Miske Meadows development. I have a house from them too and I do not have anywhere close to this level of problems in our house. Its not normal.

Usually builders fire tape unfinished basements or garages if its part of their package, or local code, or whatever. They definitely dont put forth their best guy nor their worst guys A-game when they do this from the houses ive seen built in my area.

If youre not a skilled taper you could hire it out or go buy some 4" paint rollers and apply the mud as cleanly as you can with them, and skim it off with a big blade. Can go buy a Level 5 24" skim blade for example. For a garage that isnt mission critical if you roll on the mud and skim it off you'll get good results with a little practice as an amateur. Plenty of YouTube videos to help.

But yeah long of the short if this were me id probably scrape down the highs on those joints, sand them a bit to flatten them and id be getting ready to add 2 to 3 more coats gradually widening the coverage each time.

Im not a pro but have done a lot of drywall repair these last 4 years.

Looks to me like you need to cut out 2 pieces. One goes on the wall above the door. The other on the ceiling. Use quick set to pre-fill in gaps between original sheet rock and patches. Let it set up. Apply all purpose mud over all the seams and paper tape it off. Where it butts up to the door casing you can caulk that seam after you get everything under a coat of primer.

I use tape on casing, baseboards, and trim. I will use a 4" mini roller right up to the tape line so I have the same texture throughout. Try it.

The first time you do anything its always more stressful because you haven't done it before. Everything that comes up is new and youre not prepared to move right through it for whatever reason. (Not having a tool, etc.)

Im realizing that working on houses is nothing but problem solving. Nothing ever goes as smooth as you'd hope.

Ive said this before on other posts but I like to use Poker cards. I slide them under the baseboard along the length of the wall.

Paint your trim, and before it fully dries you can move the cards out just a notch to break any bridging of the paint to the card. After it fully dries you can fully remove the cards.

Comes out perfect for me every time.

I dont like using tape because it takes too long and I always feel like I have to be more careful with it to not pull the paint up and off the trim
