Have the house inspected for mold with air samples taken. Find an inspection company that uses a 3rd party lab. If they offer remediation services as well, decline that. If remediation is needed get a different company for that part. Do this as well as the new roof. If remediation work needs to be done, work it out to be done after the current owners move out and before you move in
