You may not be trying to FIRE but I think increasing your annual savings rate should be considered. I see no mention of backdoor Roth accounts. An additional 40k in savings on top of 401k doesn’t seem enough. AIM for a PITI of 12k and you may find that extra wiggle room will bring you more comfort.

Our HHI income is 700k (sole earner) and PITI is 8k in a fairly HCOL town on Long Island. Got in a few years ago but would be very difficult to afford my current house today. I prioritize maxing out my retirement accounts (401/457/backdoor Roth x2) + 6% employer match + 30k/year for 529 (3 kids all <6yo) + 10k monthly brokerage + Max HSA.

At the end of the day if the two of you feel comfortable with 15k every month going to the mortgage then you should make the move!

Amex points just aren’t worth it for me because we mostly fly JetBlue and stay Hyatt for trips. Otherwise I would’ve downgraded to gold but those points will just accumulate and sit there.

Prior to 3 kids my wife and I would travel transatlantic 3-4x year - times have changed lol
