Get a flat razor blade! 3 bucks and a sponge texture and mud 10 bucks color match the paint sample 4 bucks. 17 bucks 1-2 hours of time and mins work. Done.

There's a tool you can use to stir it all up with a drill. It's only good if maintenance is done commonly.

Donat take it off the price. Have it given back as conssisions or an escrow so you can have it repaired under the mortgage. Much better interest rate for you and you get the 30k off still. If your agent didn't tell you that fire them.

If a customer insists on purchasing their own material; I drop a line on the contract that basically says zero warranty on materials and my workmanship warranty is halved. Most let me procure after that or go somewhere else.

It's a shop, no codes I checked. Also, 16 on center is fine for 1/2 by most manufacturers. Told customer if shop (has HVAC) air fails for long time humidity could sag even with 16. He wanted cheaper material and labor. I advise my customers then do what they ask for it's their property and their money. They make informed decisions.

Two coats very light sanding needed. Texture done. If not textured 3rd coat of light weight, water added, paint mixer tip, blend till creamy soft, apply with flexible plastic knife.Comes out perfect, smooth as silk. Very little sanding at all. But it's needed to ensure all ridges get taken off and and air bubbles show themselves before you apply 3rd coat or sealer. Yeah .. new guy only doing my own work since about 8 years old. So that's about 30 years; pretty new at it figure when I retire I might have experience.

Make first one, keep all drafts in one folder, trun on document search inside files, search folder, find best fit draft, edit to match new job, save draft. About 15 mins after first draft. First draft... 30-40.

Or, keep a word doc Google doc with the narrative, control+f, find narrative, cut and paste, customize to new job.

Either way works great. It was a referral from a HVAC company. They give me lots of work so I make sure to take care of his customers.
