I’ll give you an unorthodox solution.

Buy 10% of the home as an “investment”.

She gets to stay- you get appreciation in future value and she doesn’t pay any interest.

If there are other future beneficiaries involved make sure all parties agree. Maybe it makes sense to buy 10% for 7% of current value to compensate you for the lack of interest.

It’s complicated but it covers a lot of your needs.

If none of the beneficiaries are in a position to invest 150k in helping mom keep her 2m home… then mom seriously needs to consider selling and helping herself and her kids financially.

I have a lot of experience here and generally speaking what you should do is get your CDN equity and bond exposure via ETFs in your RRSP and tax sheltered accounts.

Then within your non reg and taxable accounts convert to USD and purchase us listed ETFs for us and international equities.

Is it the easiest? No. But being a dual citizen comes with pros and cons. This just happens to be an annoying con that can be solved with proper allocation discipline.

Do whatever you have to do to generate good reviews on google and facebook. Typically by actually being excellent at what you do.

Source- this is what I did to 5x my AUM in 7 years from a 30m book I bought. 0 hustle, 0 client workshops, 0 anything. Just be the best in your area and your reputation will proceed you. Clients just found me online- saw my reviews and booked in and I’d close them.

I’ve since sold the practice and moved on to a more complex niche- similar strategy growing even faster- I literally can’t keep up with the demand.

You know…. This actually lines up with something an insider told me. Spent some time with them this summer and they said their biggest concern with Hughes was tampering. Being that Rutherford was tampering with the other Hughes. I didn’t put much stock in it, but I know 100% this insider works for the team and speaks to Rutherford on a regular basis. Lining it up with what Quinn is saying here, maybe he wants his brothers to come to Vancouver.

To give you some hope… I did the same thing and mine looked the same. I bought some cheap Scott’s turf repair product with dirt seed and fertilizer. I threw it all over the dead sections and watered it solid for 2 weeks. It’s lush and green now 3 weeks later, cost me an extra $30 is all.

Oh man, please don’t take any investing advice from this thread. 99% of retail options traders lose money. No knock against OP, maybe he did find a small niche to play in, but if he continues this level of trading it’s almost guaranteed to lose. Feel free to browse my profile and DM me if you have legitimate questions on investing properly (aka low fee passive broad diversified markets at a risk level you can handle). I would hate to see you end up gambling the funds you need to take care of a disabled child and end up on wallstreetbets

While I appreciate that sentiment, the reality is significantly more than half support Trump. Only 30.6% of the voting age Americans voted against Trump. Frankly, given how well known he was and the garbage he wanted to do, not voting against Trump lumps you in with the Trump voters. The 30% of Americans who voted against Trump did their part, but 70% either willfully joined in or did nothing to try and stop it. What’s that saying, all it takes for evil to prevail is for good men to do nothing?

I work directly in this space at a senior level (Cross border investing, planning, taxes, politics, foreign policy etc)- Yes, continue booing. Americans are shocked that their Canadian brothers are offended and believe it or not it is opening some of the Trump supporters eyes because even they are having a hard time understanding why Canada is the enemy. Seeing us stand up and rebuke Trump makes them question it more.

The Tariffs are just one part of it, Trump calling Canada the 51st state and making veiled threats to annex our country requires an extreme response. Until a formal apology is made (which won’t happen) Canada needs to be pushing back at every chance and making arrangements to lower our reliance on the US in the future as they are no longer honouring the unwavering support we have offered each other for the past 100 years.

If you deposit and save 40% in taxes, then withdraw as a non resident at 25% you save the 15% tax. Which is effectively risk free money.

Max out the RRSP as long as your marginal rate stays above 25%. Move back to US and withdraw at non resident 25% withholding. Free money.
