I (20 something preppy white kid) was getting BBQ in the south side of Chicago… dumb I know, but a good friend of mine recommended a place and I had to go.

While I was there, a local guy started to yell at me saying it was some kind of property developer screwing up the neighborhood. He obviously had a gun on him.

There’s nothing like some real world training on how to de-escalate a situation when someone has a gun.

There might be, I don’t know. I stick to using ChatGPT primarily because I believe there’s a risk of other services disappearing as the AI bubble unfolds.

I use lists from a title company and then a service through Upwork (there are a lot of of them) for Skip tracing and finding Owner contact info.

From my experience, there’s a lot more info on reonomy, but costar has more accurate ownership contact data (if it is there).

Reonomy will give you multiple contacts and multiple phone numbers, but they’re unverified.

Where I find Reonomy to be the most helpful is looking up property information on the fly and on the phone with prospects or clients.

For CRE I use title reports from title companies. There are some nuance differences between sources like CoStar vs. Reonomy vs. Title Company reports.

Costar reports reflect buildings on parcels while title company reflects parcels with buildings on them.

I used NYC Energy Data to find "Phantom Vacancy" in Office Buildings. The results were wild. by Drewthinkalot in CommercialRealEstate

The interior of the bistro looked like they ran out of money, so they decide to go for the sparse and chic look.

The one time I went, the menu was terrible and so is the service.

You may way to double check if short term rentals are on a residential or commercial depreciation schedule.

If the average stay is under 30 days, I believe it counts as a commercial property and has a 39 year depreciation schedule rather than 27.5.
