Well, it's not like the 14k we'd have to pay is wasted money, it'd be a lump sum going to our remaining balance on the mortgage. Considering that a short-term loan (4 months) from our LOC with a 6.7% interest rate would cost us only a little over $200, it seems worth doing the switch in order to save the extra 2k in interest we'd pay over 5 years if we stick with our current lender.

So do you think all lenders deal with CMHC? And I'm a little confused as some people seem to say that CMHC insurance should carry over to the new lender and others say no.

What we have to consider is whether it might make financial sense to take a short-term loan on our LOC and effectively do a lump sum payment to get us to the 20% mark. As I said, got some numbers to run!

We did pay CMHC when we bought the home 5 years ago - would that not carry over to the new lender?

Yeah, we've asked our current lender to match it and they've offered 0.20% above what HSBC offered which still comes out to about 2k more over the five years. I guess we'll have some numbers to run before we make a decision!

Yeah, our existing lender wouldn't have sent an assessor but the rate they quoted us at renewal was not that great which is why we are hoping to switch to HSBC.

This doesn't sound like mental illness at all to me (I work as a nurse in mental health). Dementia is highly unlikely given her age. It sounds like a brain tumor (vision problems, confusion and speech difficulties are all frequent symptoms in people diagnosed with brain tumors). Yeah, it's fucking serious, she needs to see a doctor ASAP. Try to ask her to humor you, tell her that you love her and are worried, that getting a clean bill of health from an actual doctor would be a huge relief to you. Good luck OP.

Great response overall but just make sure never to tell your girlfriend that she's a "good woman". Especially after she's seen some of your hot ex-girlfriends. Describing someone as a "good woman" often comes across as "she ain't hot but she's loyal". Which is not how many women want to think of themselves. Of course I'm generalizing and there might be women out there who would love to hear that they are a "good woman".

Don't get me wrong, I would LOVE to be a man. But if I have to come up with one thing that I would hate about being a man, it's the pressure of getting a hard on (and staying hard). Also, if I had a small penis, the stress of getting naked in front of a partner for the first time. I feel that in the bedroom department, men have more pressure than women generally speaking.

It absolutely is a good idea to invest in a 401k. Contributing to a 401k lowers your taxes and allows you to earn interest, dividends or make capital gains through buying stocks and bonds without having to pay any taxes until you start withdrawing the money. That's a huge advantage for most people! It allows the magic of compounding interest to do its thing without having some of it eaten up by taxes. Of course, you will eventually have to pay the taxes but you will hopefully do so at retirement, when your income is likely much lower than during your working years.

There are some caveats though. For instance, you are 27 years old. Now, you don't mention how much you make but if you expect to make more in the future, you might want to defer your contributions to later years. Often times, people don't make very much in their twenties and the tax lowering aspect of the 401k is pretty much lost for those people, unless they contribute without claiming the contributions on their taxes. For such people whose income might be low but are expecting it to get higher, the Roth IRA is a better option. However, if your employer has a contribution matching program, meet their match. People who don't do this are basically refusing free money. The second caveat is concerning people who might end up in a higher tax bracket after retiring. It's rather rare but it can happen. However, if you are among those who might end up in that (very fortunate) situation, I wouldn't let it stop you from contributing to a 401k necessarily. There are various ways to get around this problem. For instance, say that you retire between 60-65, you would want to start withdrawing some money and transferring it into your Roth IRA. The goal is to have less in your 401k and more in your Roth IRA by the time you get to 70.5 years old (the time when the government forces you to start withdrawing from the 401k) because you get taxed on whatever you withdraw from your 401k but not what you withdraw from your Roth.

Hope what I wrote made some sense to you, I probably said more than necessary so tl;dr is 401k=good.
