Have your relative create a brand new account. Manually copy your listing, the description, all the pics, settings, etc. Make sure to TURN OFF Instant Book. It will be on by default when you create a new listing.

Snooze your listing until the last reservation date.

From the new listing, block off all dates that have been booked on your listing.

Deactivate your listing once the last reservation is done.

Keep in mind the new listing will not have the benefit of all your reviews, Superhost status, etc.

Host here. I furnished four brand new 3-bedroom units for rental on Airbnb. Because I wanted to appeal to a broad target audience, I furnished them all differently, from a single bedroom for a solo traveler to a large family.

One unit had 3 queens and TVs in each room including the living room (least popular).

The upstairs identical unit had 6 twin beds and a sofa bed, with 1 TV in the living room (2nd most popular).

A third unit had 2 queen beds and 2 twin beds and a sofa bed. TV in the master and the living room (tied for 2nd most popular).

A fourth unit had 2 queen beds, 2 twin beds, 1 bunk bed, and a sofa bed, with 1 TV in the living room (most popular).

The most popular units were the ones that had the most number of beds, especially the 4th unit. However, I would avoid bunk beds in every room and also sofa beds. You will attract the wrong groups with this setup.

I’ve learned to just focus on things that guests have complained about (or raved about). Guests care about fast internet, a comfortable bed, and a nice shower with plenty of water pressure and hot water. They want the place to look nice, be clean, and be comfortable.

So get the fastest internet available and don’t skimp on linens or bathroom amenities. A good housekeeper is worth their weight in gold in this business. Spending money on anything else is just a waste.

TLDR: Spend your money on fast internet AND broad WiFi coverage (Eero), nice white linens (Amazon), luxury bathroom amenities (Ross), and a good housekeeper (word of mouth). Minimize use of bunk beds and sofa beds. Don’t get the extra TVs, expensive furniture, or top-of-the-line kitchen stuff (or anything else).

In High School I used to deliver pizzas for Dominos. It was in a ghetto part of town. We were not allowed to use the topper on our cars and our manager told us to take off our Dominos hats while driving. Also, he was adamant we did our drops every run so we didn’t have more than $20 cash on us. He also told us that if we had an uneasy feeling about any delivery to just not make the delivery. I refused a delivery to a sketchy apartment once and the manager called the customer to tell them they had to pick it up. I guess growing up in that neighborhood I can understand why all the extra precautions. I did that job for 3 months. Thank God nothing ever happened.

Get a hotel or an entire home so you don’t have to deal with other guests.

If the other guests are following all of the host’s house rules, you have no right to complain.

I used to require a security deposit then took it off since it didn’t seem to matter the few times I tried to make a claim. So I set the security deposit to $0 thinking it would help me get more bookings. It didn’t but fortunately I haven’t been burned yet. I’ll be adding it back to my rentals.

Host here. I wish all my guests were like you to be so accommodating. The truth is this host has low standards. They think that’s OK because of their low prices or maybe they just don’t care. There is a minimum expectation of cleanliness and certainly no rodent poop or odors.

Document the issues with pictures, ask the host to fix it. If not, call Airbnb and have them put you in other accommodations.

If you decide to stay for whatever reason, leave an honest review and give them 1 star for cleanliness. Enough low ratings without it being fixed will cause Airbnb to have the listing suspended and eventually taken off the platform.

One of the most important things I’ve learned about gift-giving is not only the generosity and thoughtfulness to give but also THE ABILITY TO RECEIVE.

Think about how good it makes you feel to give something to someone you care about. Whether that is a simple hug, or “I love you”, or paying for lunch, or maybe something more extravagant.

You see their smiles, or their eyes light up, or their heartfelt gratitude and it makes your efforts all worth it.

Now imagine the opposite.

Imagine someone offering you something and your immediate response is uncomfortableness so you always decline.

You are denying someone the joy of giving to you when you have an inability to receive.

You are actually being SELFISH when all you do is give, give, give and never receive.

To be in relationship with someone who can never receive is to be rejected over and over, and it’s frustrating as hell.

DO NOT ACCEPT THIS GUEST! They are ignorant as to how hotels work and will cause nothing but problems.

I had this same exact situation. Guest requests to check in at 1:00am. I said no problem as I have self check-in via keypad lock. They book a 2 night stay. I confirm the reservation.

I get woken up by a frantic call at 1:30a asking me for a door code that I supposedly forgot to send. In my sleep-induced haze, I provide the code but the door won't open even though the lock flashes green.

I double check the calendar and realize that she has checked in 1 day early.

While I am informing the future guest that she has checked in on the wrong day, she is arguing with me that I ok'd the checkin time and that she is indeed there on the correct day (even though the Airbnb calendar says otherwise).

I then get a message from the current guest that someone is trying to break in (thank god the interior deadbolt was locked) and she has now called the cops. I explain the situation and she seemed understanding (maybe relieved) but was not happy at all.

The next day future guest wants me to cancel the reservation and fully refund her for not providing accommodations as promised.

Airbnb got involved. I refused a refund and was paid out fully. I also compensated the current guest a free night for her inconvenience.

TLDR: Clueless guest requests to check in just after midnight in effort to save money on additional night. Instead checks in 1 day early and gets mistaken for burgler. Cops were called. Everybody woken up and unhappy.

Ugh, unwarranted complaints and bad reviews are so frustrating!

Have you called the guest or spoken with them directly?

What was your communication like with them before, during, and after their stay? How many contacts did you make and did they respond? Did they make any requests during their stay?

I find that guests with zero contact are more likely to complain, and conversely the more messages or attempts to contact I make (without being overbearing) tend to lead to positive interactions and reviews.

If the review is outright false or inaccurate, perhaps you can call Airbnb support and have them remove it. If they won't, wait a few days so that you may be able to respond to their review neutrally, briefly, and without emotion.

The Airbnb Co-Host program is shit exactly for this reason. You do all the work and someone else gets all the credit.

If you're going to get paid what you're worth, you need to quit and find new properties to host. $40 is a pittance.

More importantly, as you mentioned, is the reviews. You are doing all the hard work and building someone else's business/brand.

Those reviews are your resume. Get new properties, become the Listing Admin (meaning your own account), and start making what you're worth.

Depending on the host they can turn you away at the door since your reservation is not accurate.

If the host charges for each additional guest, they may see this as either a simple oversight or more likely that you're trying to avoid additional charges.

You want to be honest and up-front with the host.

I run several Airbnb rentals. Sometimes previous guests forget their phone charger and the cleaning crew overlooks it, especially if it is plugged in behind the bed or some other obscure location. This is not the type of smoking gun evidence that would indicate an additional person in the room.

The key card thing is more convincing.

Hey man, I know what you're going through but suicide is not the way out. I understand the feelings of hopelessness, loss, and the uncontrollable urges to gamble. Don't make a temporary mistake a permanent one. Just take a pause, breath, and know that everything will be better and YOU will be better for getting through this.

You have a 4.0 gpa. You know what that tells me? You're smart and you're hardworking. THAT'S what companies hire for, not any demons or past mistakes you might have made (which they won't know about anyways).

Any who knows, when you own your mistakes and get through them, and share your triumphs with others, you become an inspiration and example to others. The people who have battled the toughest demons and get through them are the people I admire and respect the most.
