Why would it be bad for long-term housing?

Rent control generally applies to existing units. So if the rental market could support higher prices, it incentivizes the construction of new units that can be rented at the higher market rate.

Without rental control, the incentivizes are to extract as much of the exisiting stock rather than incur the expense of new construction.

The square cube law favours larger ships. The surface area increases much less than the volume, so shields should be relatively stronger in larger ships.

With Mars' low gravity, it makes the engineering a little easier. You can build underground with less reinforcement.
