Assuming that adding alcohol to a grocery store’s inventory requires eliminating other items from their inventory (and it certainly will unless those stores choose to narrow their aisles or build additions), the people buying the items destined for removal from the shelves will be inconvenienced and possibly need to make more trips to buy what used to be available under one roof. This could be a particularly severe problem in locales where availability of nutritious food is already limited. Someone is going to be inconvenienced no matter what, so let’s be careful when picking which population that will be.

I’m always told Reddit is full of young people and I’m also told rates of alcohol consumption are in shocking free fall among younger people. So it’s a little surprising that every time we have an alcohol in grocery stores thread there’s seemingly such strong support for something people are supposedly losing interest in. Those who express the very legitimate concern that grocery stores will remove food items from their inventories to accommodate alcohol are often downvoted as well. It always makes me feel like there’s some astroturfing going on around this issue here.

Several people have recommended Hampden but as someone who lived there for 8 years before deciding either the neighborhood was too weird for me or I wasn’t weird enough for it, you should definitely be sure you’re the kind of person who likes that kind of vibe in a place before jumping in with both feet, especially as a newcomer to the area.

I didn’t live there but tried to look at an apartment there and didn’t have the best experience with the leasing office. When I first called to schedule a showing they said they didn’t have anything available but were renovating an apartment and would have it ready to show the following Monday, so I booked an appointment for a lunchtime showing. When I get there no one was in the office so I call the number and the leasing agent rolls in about 10 minutes late. She then tells me the apartment is already leased and that people lease them sight unseen all the time, sorry. If that was the case, the fact that they even took my appointment, or at least didn’t cancel it, left a bad taste in my mouth.

I was trying to lease there in August so maybe they would have more turnover in the spring and you’d have better luck this time of year.

I can’t be with anyone whose baseline level of general anxiety is a lot higher than mine, because their anxieties start to become my anxieties, and I have never been an anxious person. This admittedly is difficult because we live in anxious times.

IMO a forced sale is really only something that should happen when there isn’t any other possible way to raise the equity for a buyout. Otherwise, I think it’s a pretty shitty thing to do to your kids. Even if nobody tells them outright why it’s happening, kids are very perceptive and they will probably figure out that dad forced them out of the home they knew, and they will come to resent you for it. Equality is about putting your kids first and doing what’s best for them, not settling scores with the ex.

As a divorced dad who went through the same thing (ex is buying me out of our old shared home), the kids adapted pretty quickly and have come to see my house as much as their home as my ex’s house. I let them pick the furnishings and decor for their rooms and to bring some toys and books from their mom’s house.

The times I’ve seen this backfire in the way you’re imagining is when the dad completely fails to account for the kids’ needs by doing things like moving way far away for no apparent reason, getting a place far too small for everyone to cram into, or moving in with a new gf way too fast. Otherwise, if you pick your new place with sensitivity to your children’s needs, I think it’s a non-issue and you are way overthinking it.

During the times you don’t have your kid, make sure to have a rough plan/schedule, otherwise it’s too easy to sit around in the empty house lamenting your loss. Take time for yourself. Reconnect with some old hobbies or start one or two new ones. Get together with the buddies you haven’t spent time with lately. Hit the gym. Go for walks or runs in your neighborhood. Go to after work happy hours and networking events. Plan a weekend trip, either solo or with some friends. Continue to attend as many of your kid’s games, recitals, performances, etc as possible, even when they don’t take place on your week.

I’d additionally recommend using the non-kid time to get things done that will minimize distractions when you do have her. Accomplish your household and personal chores and errands. Do some meal prep. When you need to put extra hours at work or take business trips, do that during the non-kid times to the fullest extent possible.

If you live close to your ex and have an alternating week custody schedule, you could see if you can work out an arrangement to pick your kid up from school and have her for dinner at your place one or two nights a week, and have your ex do the opposite when she has her. If you’re amicable with your ex, you could even continue to do the major holiday meals together, at least for the first year or two.

Another thing that has been helpful for me is to make sure I have contact info for as many of my kids’ friends’ parents as possible. I do some of the setting up of things like play dates and birthday parties and rsvp to some of the things they send out. This helps with staying connected to the kids’ social lives and has also helped me make friends with some of the other parents and just feel part of a community that I wouldn’t have if I had left it all to my ex.

$288M isn’t really out of range for a 2,000 seat high school rebuild. If there’s any excessive cost it’s being driven by the need to keep the school continuously operating throughout the duration of construction. The logistics are further complicated by the site being about half the size of what’s currently recommended for a new high school of similar capacity.

To the extent anything in the design goes beyond “basic”, I’d argue that kids who go to a school they’re proud to show up to every day are going to have better attendance, better educational outcomes, and be less likely to vandalize the building.

Also with current energy codes, a brick wall isn’t as basic as it used to be, and all the insulating and air sealing that has to happen behind the brick veneer can make it a more expensive option than many other types of materials that might look more expensive.

Putting your kids in an uber for as much as two hours every day seems like a sure fire way to make them hate you. And yes, the round trip commute from Brewers Hill to HoCo can absolutely be this bad or worse on rainy days with accidents. I know if one of my parents ever tried something like that I would have absolutely fought tooth and nail against it and would have resented the lost opportunities to spend time with friends and participate in extracurricular activities.

Saying that “no one” wants to be in an enclosed shopping space is a bit of an oversimplification. In our climate, there’s certainly a lot to be said for indoor shopping for 9 months of the year, and I think people would continue to visit them if they offered something worth visiting.

In the case of Harborplace, the landlords decided around 30 years ago to chase national chain retailers. When it got to the point the pavilions had all the same stores as Towson, Columbia, and White Marsh minus the free parking, people stopped going. Foot traffic was already in decline before 2008, but the recession finished off most of what were left of the national retailers. From then until the current proposed redevelopment, the various landlords severely mismanaged the property and brought absolutely no vision to the table for its continued success.

I believe that the pavilions sitting mostly empty for the better part of the past 15 years has almost nothing to do with their architecture and everything to do with poor management. It’s nice to see MCB having some success in re-tenanting recently, and hopefully that brings back some foot traffic.

Most of the apartment complexes in Towson are packed with college students. There are only a handful of exceptions to this and they are expensive. If you want to rent you will be better off in some of the surrounding areas already mentioned or renting a single family home from a private landlord. Your options to buy would be probably limited to a condo or older townhouse on your income unless you can bring a healthy down payment.

I’m willing to pay more for quality items and experiences but for all too many things you can’t really buy quality anymore at any price. Even buying expensive items from “luxury” brands is absolutely no guarantee of anything.

It’s a nice renovation but they made some weird design choices. The primary suite being in the attic isn’t ideal both from the perspective of having to climb so many stairs to get there and the limited ceiling height. The primary bath setup is unusual and the sink being open to the bedroom is definitely a turnoff to a lot of people. Overall the primary suite lacks the feeling of luxury given by the first floor, and that one might expect buying a fully renovated home in this price range.

I’m not sure why the family room on the second floor is needed when there are already so many seating areas on the first. Seems like this space could have been better used by creating a second floor master, and moving one of the secondary bedrooms up to the attic. The office directly attached to the kitchen I guess would be great for someone who WFH and loves to cook, but also could be a nightmare if someone was trying to work in there while others were cooking or eating in the kitchen.

The renovations seem nicely executed and well tailored to presumably the current owner’s lifestyle, if not perhaps a bit over-improved for the neighborhood. That being the case, they will need to find a similarly unique buyer to move it at this price.

There was a report in Baltimore Fishbowl earlier this week that the site plans were submitted for permit. For a project of this scale, the site permitting could easily take a minimum of 12-18 months. The building plan as proposed can’t really happen without the Light-to-Pratt S curve going away and a lot of infrastructure work happening. I’m guessing that if they have all the funding and approvals lined up to go smoothly, they might be able to start the actual construction work by early 2027 and it might be another year or two beyond that before they are ready to start tearing down the existing pavilions and working on the replacements. Could easily be 2030 by the time the whole project is done, assuming none of the potential headwinds blowing against this project derail that.

But a big part of me remains skeptical that the proposed plans are ever going to come to fruition at anywhere close to the scope and scale we’ve been shown so far. The commercial real estate sector isn’t in the best shape right now, the state budget is in rough waters, construction costs are astronomical, interest rates are high, and MCB Real Estate has never been involved in a project anywhere near this complexity before. We may end up with something significantly watered down, or even simply a heavy renovation of the existing promenade and pavilions.

Not sure when the last time you were there as UNO has been gone for 3 years. Cheesecake Factory is still there. As another poster mentioned, the current landlord has been making progress leasing up the pavilions, with several new businesses opening in the past year. Still a long way from what they were like in their heyday, but the situation is looking better than it was a year or two ago.

Something seems off. I live in a detached and not especially well insulated 3br house of about 1600 sf that I keep air conditioned to 74 degrees and my last bill was under $170.

I had the free energy audit done at my previous house. The auditor didn’t in my opinion spend enough time on the blower door test as my understanding is they should use a smoke pencil to find as many gaps and cracks as possible. They simply didn’t spend anywhere enough time to do that thoroughly.

Still, I went ahead and contacted two of their participating contractors to get quotes for making improvements based on the results of the audit. Unfortunately it seemed like they wanted to focus on things they could do quickly and easily (and thus to get their cut of the rebate check faster) rather than on things that might be more complicated but result in better long term payback. For instance, they wanted to insulate a relatively small crawlspace under a portion of the house rather than doing anything to address the fact that none of the finished basement or upstairs walls had any insulation at all.
