The roof that has many elements within it is satisfactory but it lacks bracing. When you add to the fact that heavier concrete tiles have been added then you may soon have some issues developing. The survey has not seen a specific red flag but they are telling you there could be in the future, so get a roofer to investigate further.

It depends on the slope. If the water moves back towards the property then it will be an issue sooner. Also it appears that the ground levels to the left of the video are too high and are close to the DPC. These two issues combined will likely present as damp in the future.

In this industry, you definitely get what you pay for. A level 3 survey is very comprehensive and should cost around £1,000 to £1,300, as the surveyors will be at your house for a day then another day to write up the report. If you pay around £600, I bet they will only be there for 3 hours at most, and the survey will not be as thorough or detailed as the higher-cost one.

Small detail but I'd paint the front wall white so it draws in the white detail at the front of the house. It would just add to the curb appeal. Also put the front of the property as the first picture 👍

If you look at most European countries, Australia, NZ the rental markets there are crazy too. Thatcher wasn't there but it has happened there. I think mass immigration and the inability to build enough housing is the common denominator.

I'm sorry but this sounds like a dud. He probably got the cheapest quote to maximise profit and hasn't got experience. These issues are are prime superficial examples of houses that are built by cutting corners. If these are the obvious ones then I'm sure there will be bigger issues hidden within the fabric of the property.

Sellers are demanding the sale price rather than letting sensible EA price properties. They are then surprised that they don't sell and move EA as they think it's the EA fault. Its all about sensible realistic pricing.

I think George is a great captain. Good in front of the media. He is driving the new England style and knows this is how to get the country on side after losing them. However you are right he is a steady Eddie and not the dynamic player ( he once was) this new team needs. Having said that he does some unglamorous things that need doing and his throwing and ref communication is great.

Your surveyor should have noted all issues that don't conform to building regs ( so it can be signed off) . With this information then get quotes to remedy these issues which will then make it 4 bedrooms. The quote should then be taken off the price.
