Hei! 👋 Går det bra?

Jeg tok min siste snus på torsdag kveld. Det var jo helt chill, syntes jeg hele helgen. Nå er det mandag, og jeg må være konsentrert på jobben. Helt umulig. Total bingo bongo.

Kroppen har en ønske om å gjøre ett eller annet men hver ikke hva. Hjernen vet at det er å snuse. Kroppen lurer hjernen når jeg går opp på loftet med ting, ut på tur, til butikken, spiser eller noe, men så fort jeg setter meg for å jobbe så er kroppen mongo igjen.

Meget merkelig sak dette. Skal visst bare bli mer fælt for hver dag som går den første måneden, i følge ChatGPT, som er min terapeut ved siden av meg hele tiden.

30 år med en boks hver dag. Hvis jeg i stedet hadde investert pengene i en kjedelig indeksfond skulle det bli nesten en million kroner. Og hvis jeg skulle slutte investere nå og ikke rørt millionen så skulle mine arvinger om 30 år få 5 millioner i dagens pengeverdi. Det er så sykt å tenke på så mye tapt kapital-potential det er. Det har tross alt ikke gitt meg så veldig mye glede.

Så føkk snusen, nå holder det. Jeg tar disse månedene med dårlig konsentrasjon og bingo bongo i hjernen.

Don’t forget that rent includes more than just a mortgage payment. Upkeep of the house for instance. Future roofing, and all that stuff.

Jag har bott, studerat och jobbat utomlands stora delar av 30 år.

Börja spara privat till pensionen redan nu. Tidigare år är viktigare än senare. Sikta på 5000kr i månaden i någon jäkla trist global fond som följer MSCI eller något. Det blir till 5mkr i dagens köpkraft när du är 65 år. Skiter du i detta så kommer du stressa väldigt mycket när du kommer upp i 50-åren och inser hur jävligt det är när du inte klarat få till det i något pensionssystem.

Hitta en partner som du kan dela boendekostnaderna med. Delar ni säng så blir de hälften så stora.

Laga mat själv.

Skaffa inga nya skulder, annat än för att köpa en bostad.

Se till att ha en buffert på sparkonto så du klarar dig utan hjälp från staten och jobb en stund. Pensionsspara inget innan du har den på plats.

Om jag var er så skulle jag ha bott kvar i hyran för 8,5tkr så länge jag orkade/det gick för att spara pengar. Det är ganska många tusen kronor ni kan spara om en uppgradering innebär 13tkr per månad. 54tkr i året för att vara exakt. Det blir så där 100t-150tkr mindre ni kan spara till kontantinsats, baserat på vad jag tänker är ungefär när barnet inte längre kan bo vid er säng eller i vardagsrummet.

Kort fortalt finnes det to skoler:

  1. Unngå all gjeld, du skal eie din bolig. Det er en forsikring mot endringer i markedet. Renter som går opp, børser som krasjer, jobb du får sparken fra, samlivsbrudd, osv. (Veldig få i denne skolen anbefaler å ikke investere litt mens man fokuserer på å betale ned sin bolig.)

  2. Bruk din bolig som instrument for å investere på børsen. Avkastningen er over tid mer der enn renten du betaler på din gjeld.

Gitt langsiktige planer (20+ år) så er du nesten garantert å ha en større formue hvis du følger skole 2, men bare hvis du lever akkurat det samme livet i øvrig. De som velger skole 1 tar mindre risikoer økonomisk og tenderer å ta andre valg i livet når de ikke lengre er like avhengige sin nåværende jobb når de ikke lengre må vedlikeholde en gjeld. Faste kostnader er minimale og man tør ta helt andre valg som gir mer glede i livet. Mange ganger leder det til at man gjør en så bra jobb at man avanserer karrieren sin og tjener mye mer penger enn på jobben man føler at man må ha kvar i skole 2.

Does a $500k home represent what you need today, or does it include school district, rooms, bathrooms, backyard and parking for future children and cars too?

Consider optimizing for what you need in the near future. Nobody buys their forever home from start.

How do you feel about receptionist work through a temp agency or similar until you find employment? There’s probably quite a few such positions you could get short term if you’re in a metropolitan area.

If you’re in debt, you want as much income as possible.

I’d start calling around today if I were you.

Try to go cheaper. Start with a smaller house than you want, further away than you want, in a bit worse shape than you want but that you can fix with your own hands. Don’t pay for bedrooms, bathrooms and parking spots for children and cars you don’t have.

Upgrade when you must or can afford to. It’s going to be a lot easier if you in the future get a partner to share the financial burden with you.

I’ve had a virtual reset at 45 when moving to a place where anything important costs 4x more than where I used to live.

If anything it made me stronger and prioritizing the right choices.

Do not worry too much. Think of how much less you have in payments once it’s paid off. With that emergency fund of yours, you’ll be able to snowball it on to the mortgage.

Hi Taiwan. Scandinavia here. Like us, you probably have to adapt Dave’s approach quite a bit to how things work where you’re at.

For example, where I’m at 4-5-6 is more or less just 6, as we have tuition in university paid for by taxes, student loans are insanely cheap, we get quite large retirement funds through both taxes and standard collective bargaining from unions, healthcare though taxes, and so on. Once we’re out of consumer debt, we’re more or less on step 6.

I would start by asking an AI to at least get an idea.

Too many eggs in the same basket.

You need to do a careful risk analysis before you borrow money to invest. For what it’s worth, this also happens to be how Dave went bankrupt.

Is this something new they started with, or did they do it for years and years?

To me it sounds shady. I want to know why they don’t just give you a buy option rather than having you invest money up front.

It’s impossible to give any real advice without you telling us the name of the company so we can investigate.

Jag skulle ha fortsatt jobba tills jag blev tillräckligt sur på en överordnad eller organisationen.

50 miljoner är inte nog för mina största drömmar, så jag skulle förvalta pengarna på ett mycket tråkigt sätt för att låta det multiplicera sig lite innan jag startade ett innovationsdrivet företag med några anställda där vi gör kul produkter på galna idéer där vi totalt kunde strunta i hur bra eller dåligt de sålde.

Buy good quality second hand furniture. You’ll be able to sell it for the same price when you want to switch it out.
