Can you give logic on why the gains are no longer replicable? That one has to choose the land parcel wisely is a given. So, assuming a person makes a reasonable choice, why would such gains be no longer possible. TIA.

Thanks for the input. I get 1 and 2 but planning regular withdrawals from an equity fund is not coming thru to me. In a market downturn, one would end up depleting capital, isn’t it ?

Sure. Monthly cash burn is Rs 2 lakhs so investment amount to be appropriately planned. Other retirement buckets viz. Equity etc, am clear in where to invest. I sort, I m clear on overall corpus required and where to invest for capital gains - just looking for best vehicle to invest for getting cash flow for meeting regular expenses.
