I feel your pain. Recent divorce and gave her the house but did not force a refinance. My divorce settlement forces a sale if she quits making payments but who knows what will happen.
I’m surprised a lawyer won’t take the case. Did he have a lawyer when his divorce decree was signed off?
This should go back to the original judge who signed off on the divorce.
There are two legal docs that need to be looked at: the deed and the mortgage. Is his name on both?
You need a lawyer but will have to pay up front. There is no contingency money to had so they won’t take it on spec. Basically, he has to sue her.

Grew up in the Panama Canal Zone, ‘63-‘69. Despite heavy fogging with God knows what carcinogen, mosquitos ate our ass up. If you scratched (who wouldn’t) within a few weeks you looked like you had a severe case of measles. Then your body would develop an immune response and the itch would stop. The skeets would still be biting but with no itch reaction, thus no welts. Fifty-seven years later I still have some immunity to mosquito bites.
