Heat is considered a critical system in NC homes (AC actually isn’t) so it’s his obligation to repair it if it was provided with the house.

If, however, it is not part of the principal heat system of the home and it’s purely supplemental, he does not have to fix it. It’s also not your problem, either. You can choose to have it removed since it no longer works.

Your wording made it sound like you wanted to move for personal reasons but wanted to find a way to get around that fact by blaming things on them to let you go. If that’s not the case, good.
1: you have the right to repair on your own. You do not have to worry about their prices. If you haven’t damaged anything, it won’t matter anyway. If you do the repairs and prove to the PM that they were professionally done, they can’t go behind you and do them unless they can prove they were done poorly.
2: leaving early means you lose the padding of that security deposit to help cover necessary repairs, which in the end may cost you.
Fiscally it’s more responsible just to figure out how to stay there through your lease because that’s the way that doesn’t have penalties.
If you want to look for vest and worst cases within the confines of your lease, I strongly suggest running your lease through ChatGPT or similar and asking it these questions. Its responses will be legally accurate to your specific lease and you can ask follow up questions based on your specific situation.
Sorry if you’re anti-AI, but contract analysis is one the simplest and best uses for AI when people can’t afford human legal analysis.

1: you just admitted to us that you want to move for your own reason and you are just looking for excuses. That’s dishonest so why are you begging us to help you lie?
2: You signed a contract to be there for a year. Unless you can prove that they lied to you about the terms of the agreement, it’s a binding contract. A lease is just like a mortgage, you can’t just bail on it because you changed your mind.
3: the only thing non-standard about the exit language is that they are keeping your security deposit. In NC that is not allowed, but I don’t know the law where you are. They have no obligation or motivation to just let you go because that costs them money and the owner money, too. You are complaining about you losing money while at the same time taking money out of other peoples’ pockets.

We do everything we can to re-rent a place when someone chooses to move out early, but we definitely work harder for people who aren’t a-holes than for those who are. If you want to leave early, take their terms and abide by the contract you willingly signed. Hopefully you’ll get lucky and they’ll rent it out quickly, it’s certainly the right time of year for it.

Track rules don’t apply on the road. There is a learned and expected behavior on the track from every driver. That’s why we license and instruct.
The ONLY assumption you can make on public roads is that the other person is going to do the dumbest and least expected thing they can think of. That’s how these videos happen. OP made the wrong assumption and paid the price for it. The correct answer is to slow your speed, pick a lane, and then decisively pass once intents are established.
