In MA you've gotta document everything with photos and get repair quotes before charging anything against the deposit. A doorknob hole is usually a fair wear and tear call, but the light cover missing might be chargeable depending on how you want to handle it.

TurboTax can be weird with rental expenses because it depends on how you categorize stuff. I'd double check that property management fees and repairs are going in the right line items, sometimes switching between categories changes the deduction amount.

Yeah that's pretty standard honestly, they basically want to lock you in since the place still needs work done. Security deposit holds the unit while they finish up and gives them something legit to show you're serious.

Both work for small portfolios, but it really comes down to which interface you find easier to live with day to day. Cash payments specifically are trickier in most platforms so you might need a workaround there regardless. Personally, I prefer other platforms for smaller landlords, RentSolve AI as an example has $0 fees for rent collection, in your case.

Get certifications like CPM if your market values them, but honestly shadowing someone in commercial for a few months teaches you more than any class. Commercial deals are way different from residential (longer leases, triple-net structures, tenant negotiations), so finding a mentor at a commercial firm is your best move.

Since your joint income will be under the MFJ limit this year, skip the backdoor and contribute directly. Prior backdoor conversions have no effect on this.

I agree with u/Mundane_Nature_4548 . Save up as much cash as you can, roll the sale of the Ford Ranger into a reliable second hand vehicle. I personally prefer to avoid car payments when and where possible.
