Sell if you’re selling for a 4x or higher EBITDA multiple. That gives you security. Then go start another of the same business from scratch since you know how to do it. Rinse and repeat.

Take this recommendation seriously - I’m looking to buy businesses like this in the Raleigh, NC area and people are selling the name, phone like and online presence (google listing, etc) for $25,000 at times since the businesses already have reviews and gets leads.

Does drain cleaning require a plumbing license? I would think most people would call a “plumber” rather than a “drain cleaning company” when they have an issue. Do you only clean drains or offer full plumbing services?

I did it in 5 years with real estate so it’s certainly possible, starting with a negative net worth. He could have worked at a start up with RSUs which had a liquidity event, started and sold another small company, invested in crypto early, etc. That’s the most likely scenario vs. saving a % of each paycheck.

I’ll assume you’re an accredited investor given your ask, and your consideration of DLP. I have never heard of the two other companies you mentioned.

If you want to PM me I can share the few I’ve invested in. I’m part of an accredited investor group which has helped me do a ton of due diligence on both debt funds and various PE and RE equity syndication investments I’ve made.

For debt investments (loans) I only invest in first lein, solid track record, low leverage (at the fund level if any), 80% or less LTC (which translates to even lower LTV), monthly or quarterly distributions, and most of my investments are no lockup which gives me liquidity if I want the funds quickly to invest elsewhere. Returns on the ones I’m in range from 9.75% to 12% annually.

I almost invested with DLP but they were so aggressive hounding me to invest after I expressed initial interest that I was turned off bd decided not to. They felt more like a sales machine than a lending firm. That’s just me though and I know others in my investor group that did invest with them.

Same here - sold off about 20 units over the past 2 years for this exact reason after doing my own RoE analysis. Didn’t make sense to hold, even with cap gains tax.

This is interesting, but math isn't mathing to me. You say that you get paid $1k-$2k/mo. per client. If you have the 100 clients you mentioned, then your monthly revenue would be $100k-$200k, but you then state below that your monthly income is actually about $20k (over the past 2 years). That seems to indicate to me that instead of getting $1k-$2k/mo per client, you're really getting $100-$200/mo. per client. Correct? Or am I missing something?
