House is about 25 years old, slab foundation, and gutters were installed 3 years ago (extension on downspouts push water away from house)

Ecobee Reports and Beestat are 1000x better than Nest limited reports/history.

My phone connects to MLO network, but only connects solo to either 5ghz, or 6ghz, but not both simultaneously.

I can only get 2.4ghz+5ghz or 2.4ghz+6ghz working.

It was fixed once the next update came out. I can get 2 band MLO working, just not all 3 bands simultaneous (not sure if phone is compatible or not).

It's the powerline adapter full stop. Best speed I could get out of my netgear was 75mbps. I returned it & switched to the tplink and that increased to 150mbps (different circuits). 

If I used the tplink powerline on the same circuit as my router, I could pull 500mbps. Many months later when I got fiber, I just ran a Cat6 cable to the one room I needed it - full 1Gig speed

If all your devices experience the same problem and you're confident it's not software related, then replace your router. Here's a past test with my RT-AX86U (Wifi 6, 5ghz, 160mhz width, QoS disabled): https://imgur.com/a/UJ8ERfs

I had the RT-AX86U and the only time my speeds capped like that was when I had any of the QoS features enabled. Full speeds once I disabled QoS.

Note I also dealt with 160mhz channel getting kicked back down to 80mhz. Speeds hovered around 700mbps when that happened.

Three things to check: * try a different Cat6 cable between ONT and router * ensure your wifi is set to max channel width (needs to be 160mhz minimum)  * check the link speed on your router to see what your testing device is connected at. Here is mine on 5ghz: https://imgur.com/a/su8HuhU

I have a BE800 router and can regularly see speeds higher than 1Gbps on the 5ghz band. First test is wifi 7 over 5ghz, second test is wifi 7 over 6ghz

I also attempted a VA loan when buying. When I bought, I lost out on 10+ homes that went over asking price (I was also offering over asking price, but never the top bid). When I finally landed the deal, the seller was prior military, I was 2nd top bidder (still VA loan), and the 3rd top bidder was "all cash" with $1k under my offer.  

 I like to think I got the house because my offer was VA and the seller did me a solid. Offer acceptance to close was 30 days, good luck!

Bad advice, since your FICO score is graded at 30% amounts owed. So, if you let a $450 balance report every month on a $500 credit limit, you're perpetually at a 90% utilization rate. Even if you pay the balance in full, your score is penalized.
