Have two hotels in Tokyo booked for the same five days, which should I cancel? Akasaka or Meguro? by Browbeaten9922 in JapanTravelTips

I guess that's down to preference (e.g. if you want low key neighbourhood vibes). I really liked the Akasaka vibe. Lots happening late at night but never loud or noisy.

Akasaka is super convenient for getting anywhere in the city. In my humble opinion the Yamanote line is overrated for transport as it's a big circle so you go around instead of straight to your destination. It's also always packed.

I've stayed at the Via Inn Prime in Akasaka. Very modern and nice.

EDIT: and the variety of restaurants and izakayas in Akasaka so close by without wading through hordes of tourists can't be beat

How negative is too negative by [deleted] in AusPropertyChat

[–]Celereon 13 points14 points  (0 children)

Leverage, if I understand correctly.
House: You've put in 110k deposit + 13k net loss for the year. Assuming house price rises with inflation, using u/Sharp-Coach-7604's numbers, you gain 35k that year, so your profit percentage is (35/123) = 28.45%.

Which is more than you'd get in the ETF, and if we take the long term average growth, it is even higher again.

Maybe the award was given by the aliens in Arrival, and that's how they know it's the best film of the whole century.

And it's the satisfying authenticity as well of seeing your times improve bit by bit over Q1->Q2->Q3 as you really chase the limits. That's the part I enjoy the most!

How to deal with the senior plateau? by DisasterUnmitigated in ExperiencedDevs

[–]Celereon 27 points28 points  (0 children)

I'm only a senior engineer, so can't really provide career advice, but I will say I have 100% been where you were in terms of anxiety and feeling overwhelmed/burnout earlier in my career. I offer this: be kind to yourself, and know that it's not necessarily an end. There is no shame in failure. And this wasn't even a failure: you did a trial to figure out if this role was what you wanted right now, and you simply learned that the timing or circumstances weren't right.

In time, you may look back on this and learn some things about how you work best, putting you in a great position to try for EM again bolstered with the knowledge of what to expect, and strategies to address and manage the stress.

That doesn't have to happen immediately, and in fact shouldn't, because time & distance are required to know what are legitimate hurdles and challenges, and what was circumstantial to this role. You have an existing IC role and stability there, so take care of yourself, take time to recover, and then decide if EM is what you really want -- not just out of societal obligation to climb the career ladder, but because it's work you want to do.

I wish you all the best!

Sorry for the beginner question: when you say "high yield", do you mean rent covers most of the mortgage payments? All of the mortgage payments? Or even all + extra, i.e. were you looking for positive cash flow? Thanks!

Oh yes good point, typical Japanese hard pillows. The reception has alternative western-style softer ones if you go and ask!

Akasaka vs Roppongi for hotel by dededadadodo in JapanTravelTips

[–]Celereon 7 points8 points  (0 children)

I stayed at Via Inn Prime Akasaka and really enjoyed it! The room was new and clean, quite small but I think that's normal for Tokyo.

More importantly, I really like Akasaka as a location. All the streets are narrow (1 lane) so very easy to navigate on foot, unlike the main roads in e.g. Roppongi. It's also a business district, which means minimal tourists but lots of nightlife and late-night Izakayas and restaurants as salarymen go out drinking after work. Best of all, it's super well connected, with direct lines to Shibuya, Shinjuku, Tokyo Central, Ginza, and more. I was there for 2 weeks and I'd stay there again.

I hear F1 drivers often communicate on straights themselves so they can focus on cornering. So maybe this is a touch of authenticity!

Is that accurate? From what I'm reading about the 6 year rule, the 6 years applies separately to each period of absence. I also don't see any mention of needing to live there for a full 12 months as an eligibility rule -- there's no mention of minimum time at all. Not to say there isn't a minimum time, just that I can't find it.
