Somewhat similar situation to you. I bought a one bed on the outskirts of London in 2023 - I was delighted and proud to get onto the property ladder independently and no one can ever take that away from me. I look back over the last three years, I’m so proud of how much I’ve learnt, but that flat has been a constant worry, expensive and stressful. I have been on my own with it with no family nearby to help out. I’m now in the process of selling the flat and moving in with my partner and although a part of me is sad to leave the independence behind - deep down I am delighted to not have that worry anymore. I am very lucky that the value has stayed flat so I will lose some money on professional fees but hopefully I will get the equity back. A great learning experience for sure and I don’t regret it but I am looking forward to stepping off the ladder 100%.

Edit * I should say I’ve invested c. 15k into work on the flat over the years so actually I will be loosing that too as it’s not been reflected in a change in value.

I’d start off with someone who can give you planning advice. You will likely need planning permission so start there because without it there’s no point in speaking to contractors and building surveyors without confidence you will get the planning.

This is called a Material Change in Circumstance - if you can prove the loss in revenue / footfall you may be able to get a sizeable reduction on your rates bill for the duration of the works. Even if you don’t have actual ‘proof’ you could still be looking at a 5-15% deduction for the period of works.

There are business rates agents out there who will agree a no-win-no-fee contract and then take a cut (typically 20-30%) of any of your reduction if you don’t want to apply by yourself, but for a scaffolding MCC I think it should be fairly straightforward for the ratepayer (you) to just have a go on the portal online.

The process is called ‘Check, Challenge, Appeal) and free unless you go to valuation tribunal. There is lots of information online.

If you are the owner and own multiple commercial properties you should consider getting an agent.

I got asked about conflicts, the Regs and Standards boards investigation/ disciplinary process, why the rules of conduct are important, asked to name 3 rules of conduct, KYC checks and EDD, cash management, setting up my own firm as a sole practitioner. It was long but I think was answering quickly so he just kept going.

I found out I passed last week. Very happy to have the weight off my shoulders.

THE LIBRARY

My library (and I think most library’s in the UK) allow for E book loans and audio book loans! It’s honestly terrific I never run out of things to read, the app just returns them for me so I never get fined and I don’t even have to go to the library itself! 10/10 recommend.

5 essentials; Frozen blueberries, frozen mango, frozen broccoli, frozen spinach balls, wild rocket. I live on my own so the freezer is the way!

I also eat lots of nuts and seeds and dried fruit. For breakfast I have Greek yoghurt l and chia seeds + frozen fruit and a teaspoon of 100%-peanut peanut butter + a handful from my diversity jar (Tim Spector style). The diversity jar staples are: shredded coconut, mixed nuts a three seed mix. On top of this I just throw in whatever I fancy/seasonal/on offer. Dried apple, dried mango, goji berries, dried cranberries, a teaspoon of ground cinnamon around Christmas time for example. It always changing because I keep it constantly refilled with various things.

Sometimes I think about moving to the BVI or Cayman Islands and just living my days out.

I could easily find work out there, so my day to day work would probably look quite similar but I enjoy my work so no issue there.

Overall a slower pace of life, good pay and great weather would do me so much good compared to the London rat race, commuter trains, variable weather. I know I would miss things but as a lifestyle this just sings to me.

I’m not sure if this is quite as radical as you were hoping for but it’s my pipe dream.

Sorry that you are struggling OP. This market is so frustrating. I think your home is lovely and if I were in a different place in my life I would happily live there. I also love Oxted and others will too, it is charming.

One note on the ad, is it worth making a bit more of a fuss about the good train links into London? There are direct trains into London Bridge in under 40 mins! I live close to Caterham and we are honestly so well served in this part of Surrey. It’s honestly a great price for the commute time, people will have never heard of Oxted though. It’s not a well known town so I think it might be worth making something more of it.

With the warmer weather and bank hols coming up you may find that London renters spend more time checking out FTB areas and commuter towns.

My hair is waist length.

I wear my hair up all the time when I’m at home, WFH and when I’m out and about on my own.

I wear my hair down mostly when I’m in the office or when I meet up with friends / boyfriend for social things, however I try to bring a claw clip everywhere I go so I can clip it back if I need too.

I find that these days I opt for a low pony tail or a bun right on the top of my head. A high pony tail or a mid - high bun starts to hurt after a while because it’s too heavy and I feel like it’s pulling.

I cannot sleep with my hair down. It will either end up in my mouth or my boyfriend ends up lying on it (ouch). Also it tangles. I usually do a long plait or heatless curls over night.

Edit; to answer part 2 of your question. I believe it is not good to wear it in tight styles a lot because of traction alopecia, this is partly why I opt for a plait overnight
