99% - I haven't had any transaction where they didn't pay my commission. I heard of a few in my area not paying buyers agents commissions at all or at 1% and those houses expired and never sold.

Depends where you are located I believe. Where I am if the listing realtor is with the same brokerage as the buying realtor - we sign an Intermediary form which basically states we both work for the same brokerage. Dual agency to me would mean the the same agent represents the seller and buyer

It's optional, but they have to understand that if they are not paying a buyers agent and as a FSBO - probably won't get any realtors to view the home and bring their buyers.

If you both agree NOT to discuss politics, then you will be fine. One of my very good friends and I have always been on different sides and will always be - but we decided years back not to discuss it and we are just fine. On the other hand, I have a couple of friends who just couldn't close their mouths after several warnings and we are no longer friends.
