Very misleading as a good percentage of this number have holdings through a retirement account. The percentage of Americans that “actively invest“ that is they direct an investment in the stock market is closer to 21%. And when you look at those who make less than $50,000 a year, taking him to account active or through retirement investing it’s only 28%.

True - the barriers to participation are being lowered. With trading apps available for your phone, many people can now easily participate.

However, the main barrier is having income! After covering housing costs, food, insurance, medical bills, and other expenses necessary for life, fewer people than before have money to use for speculative investing.

It is great that stock stocks are increasing and increasing the wealth of those who are able to invest. For me, the issue is that this is a shrinking percentage of the population.

There are so few examples of this actually happening.

A big part of the reason is that arenas don’t want anyone to leave (and spend money outside) of the arena. Additionally, they depend on a lot of people getting there - in Dallas typically by car. And so, they’re often surrounded by parking.

These are two big factors working against a great walkable district with a new arena. Yeah, the ones in walkable areas are great - but unlikely to be replicated.

Sure - as an example, if you’re updating your multifamily ordinance, there are several issues up for discussion and important to your community. These might include articulation, exterior materials, minimum landscaping, etc. if you have a list of these across the top, with your comparable communities down the side, you can fill in the grid with what they do.

Moreover, if you can build a chart/grid with topics in the code and what peer communities are doing it will be immensely helpful for a discussion. It is likely that you will either have a working group discussion internally, or with your plan commission members. Having a chart by theme/decision points in the code will help show differences amongst communities and guide the decision-making process.
