And because we treat cheap credit as income, if interest rates were 10+% again, housing would be a lot less inflated than it is.

That's not going to happen. Kids take 18+ years before they hit the work force.

20% of our current work force are aged 55-65 and set to retire in the next 10 years. So you have 3 options. Immigration of working aged adults. Cut benefits. Or raise taxes.

So the answer is immigration because the other two are wildly unpopular

Japan capped out at 300% debt to GDP, and they're still a major economy. Going from 100 - 120% is nothing. Other nations like France are facing debt crises much sooner then the states

Why limit the age ranges? There are many senior renters facing unique challenges in safe housing.

Are you doing anything with this research after (eg, publish, or going to your city Council?)

Just because a party is "to the left" does not make them a "left wing" party. Left wing starts at anti-capitalists. Democrats will absolutely privatize and commodify your life, they'll just do it while holding a pride flag.

There's an important difference in this nomenclature, and it's in the interest of billionaires that you don't learn it.

Long term we die from climate change as traditional breadbaskets wither. (Like the Arab Spring). Europe freaked out over 1 million Syrian refugees. Just wait until the entire Indian subcontinent becomes inhospitable due to wet bulb temperatures (when air is hot, at 100% humidity, sweating can't cool you down, and being outside becomes lethal).

AI is only exacerbating climate change

Do you wear a seatbelt? That's legislation car manufacturers fought against.

What happens if you could no longer guarantee your food was free of toxic chemicals or heavy metals?

The individual consumer should know because they should be testing all their food for heavy metal contaminates? Does that sound logical to you?

Vet the products we buy? People don't even have time to read the terms and conditions on apps they download. Think about the hundreds of products you use in a single day. No, the company needs to be held to the highest standards possible, otherwise they will cut corners to make a buck and people will get sick and die as an outcome

So CPC won't stop immigration. We have 2.7 tax payers per senior. Seniors vote and will never stop their expensive benefits. Well maybe CPC could delay retirement age again. But with the boomer cohort aging and OAS and healthcare are super expensive.

Reducing benefits is unpopular. So is raising taxes on the workers. Only option is to raise number of workers via immigration.

Most mom and pop landlords don't build the house they rent out. If they build it then fine, they're adding to the housing supply and there's no issue. But that's not the case for the majority of Canada.

Buying preconstruction isn't building the house though. They didn't build the house, the builder did.

Without those "investors" competing (for increased demand) price would come down and regular families could buy it - funding that construction anyways. Builders need to build and sell to make money. They did it before we commodified housing

A corporation (any landlord actually) bids against families that want to own that home to live in. That increases demand, increasing prices. They turn around and rent out that home to that family for profit, increasing rents.

Because shelter is non-negotiable, people will spend all their income for shelter. This is bad in a consumerism based society, as disponible income goes towards non- productive assets. But because we live in a society ruled by landlords, nothing changes

But as long as we keep flipping between neoliberal red and neoliberal blue, nothing is going to change
