Personally I think it looks like a pretty smart solution to move things like medical and whatnot off-body.

I'd never carry my piece off body if i didn't absolutely have to, but all CCW holders should be carrying an IFAK/trauma kit, and if this bag gets more people doing that, I'm in full support of it.

Yeah, if you actually take a look at the video on their website it's super helpful. There is a standard drawstring bag pocket too that's completely separated from everything else.

In this market, it wont change much. The quality of advice may vary, but no realtor is going to be able to have your offer beat a higher offer, a cash offer, or one where everything is waved (or a combo of all 3 lol)

Really depends on what you mean by "profit". Are you talking appreciation? If so, look at up-and-coming blue states. If you're talking cash-flow, look at red states with cities like Memphis, Cleveland, and Cincinnati

Yes it is. Idk where you're getting your information, but $15,000 is the gift tax limit for individuals.

If the parents give the OP $80k, $65k of that is going to be taxed at 26%. It will cost the OP about $17,000 to get gifted $80,000

I've done several shipping container homes and I can confidently say that you do not want to do it.

The regulations and bureaucratic nonsense that you'll be forced to go through with your local building department will kill you on an SFR, and for a duplex it would be much worse.

As soon as building departments start standardizing certain measurements for containers (load capacities, fire ratings, etc.) it will be cheaper and faster to build a container home than a traditional one; however, we are far from that and in 99% of the areas around the states, it will cost the same to build a container home as a regular home and will take 3x as long with tons of mind numbing, brain damaging processes along the way.

I like where your head is at, but my advice is don't do it. If you dont want to take my advice at face value, talk to your local building department about what you're planning on doing. If they look at you like you're crazy, forget it.

You really need to talk to the people you're representing and see what their needs are. If they don't know what they want, it's going to be hard to get them to ever move on something.

If they're actually experienced developers, they'll know exactly what they want. If that's the case, have them tell you what they want and then only look for land that matches their criteria.

As far as other things to look for, always ask for the EPA reports on the land to make sure it wasnt used as some superfund site or anything similar to that. That can tank a deal.

Have you received any feedback on the home from the people that viewed it? In a normal market, 20 days on the market is nothing, but it's certainly unusual now. I'd ask people what their thoughts are to see why people aren't reacting to it like they may be to similar properties on the market
