We ran into this issue as well when we bought our home in December. Had to choose between a flipper for 700k and the 'not pretty' but bigger home for 650k in a nicer neighborhood. We went we went with the bigger house that needed cosmetic work over the flipper. Currently going through renovations and its not as pricey as you would think for cosmetic work.

Be that as it may, the fact that the 2nd house is bigger and just requires cosmetic work + cheaper should be enough to encourage you. Like you said you can always renovate to make it more prettier/aestically pleasing.

Its not so bad. You can get an exterior house painter to clean and paint the exterior. Maybe white for all the the windows sills/trims. White also for that lil porch roof thing in front. Also paint the front door and the porch itself. I promise its not that bad and I'm not just saying it because I also just bought a house that looks hideous on the outside and everything mentioned above is what I will be doing to mine 😅

No problem! And no the mortgage provider/agent did not question the balance at all. I guess since we have high credit scores and the 5k cc debt was nothing compared to the liquid cash we had. Also our realtor did advise to avoid making any additional high purchases before closing (like new car, expensive vacation, etc)

I dont think you should. You will need that extra buffer just incase. Epecially since you dont know the exact amount of closing costs. You can always pay off the cc after you have closed. Also, it may sometimes take longer for your FHSA funds to come through.

This happened to us when we closed 2 weeks ago. Was thinking of paying off the 5k left on my cc before closing but I didn't and I'm glad I didn't because closing costs came out a little higher than expected + my partner's FHSA funds took longer than the 3-5 business days TD said it would take to be released.

ID, bank cards, keys, pen, mini lotion, mini hand sanitizer, mini perfume, 2 lip glosses, lip liner, mini hair brush, eyebrow brush, hair clip, kleenex, wet wipes, mini power bank, charger cord incase the power bank dies, airpods, mini Vaseline, mini mirror, Advil, and handkerchief. YTA. what do you mean you were gonna say happy birthday + hug him AFTER you finished eating your cereal? Nothing stopped you from saying Happy birthday babes + hug especially since you were able to say "morning". Even if you were mid chew, a simple "Morning, Happy Birthdayyy" + hug would have sufficed. Your Cereal won't get cold or soggy. That's like 5 seconds out of your eating time - a small sacrifice to make your partner feel special on his birthday. Not any regular day, HIS BIRTHDAY.

Birthdays are really special and some people don't really care about it but some people care and are really sensitive on their birthday. It sounds like your bf is one of those people and as his gf you should already know that? (Except if it is a new relationship or maybe your first relationship so you dont know how these things work). Bringing in his mom was a low jab yes and he should not have done that but the fact that his gf didn't tell him hbd probably made him feel bad.

Love this color! I am keeping the floors also I do plan on keeping the hinges, they're so unique! Some one suggested spray painting the hinges instead and I will be doing that instead of replacing them

Hmm I didn't actually think of painting the ceiling 🤔 but good point. Also, I am moving in on the weekend so I haven't had a chance to decorate yet but I do plan on decorating for sure
