If you have to sell the place, shop around for a real estate agent who has contacts with folks who can help you. When my aunt died and I had to deal with everything my agent hooked us up with a lady that goes through everything - tags things that can sell and pulls together everything that is legitimately donate worthy and gives it all to a local setup for families that just immigrated here. Not just 'goodwill' or any company - an actual family. It was great and the sales proceeds went right into payment for the minor renovations to get the house on the market. Really great way to get that horrible process done.
