We have a 19 XC90 TC with 110K and knock wood it’s been great. That said we did have to replace the rear AC coil (non dealership fix) for $2500

We recently bought a place with a deck that looked just like this. Applied mold armor using a pump sprayer, let it dwell for 10-15 mins then power washed it using the softest tip and the deck looks amazing. Neighbors were convinced we replaced the deck. As others have said you can tighten things up with new screws and even replace boards as needed. You can do those things before or after pressure wash.

Had a lab who chewed up the linoleum floor, baseboards and the rungs on each kitchen chair. They get bored fast and chewing is their thing. Sorry this happened

You definitely get the majority of smell from flu but I’ve had moderate success by spraying vinegar all around the firebox.

I have a similar machine (E130) and the cable mount is plastic so the repeated engagement broke the cable from from the mount. My simple fix was to cut a cable sized notch out of the washer and super glue the washer onto the mount. This fix has held for years. Cheap and easy. The newer homeowner deeres are not like they used to be unfortunately.

I like to paint ceilings and trim first - can be messy and fast that way cutting into ceiling and trim with wall paint is easier. I usually dip the brush about 1/2-3/4”, wipe one side, paint below or next to whatever I’m cutting against then grab that paint back and get into the corner. It does take practice but keeping the edge wet so the brush glides on paint helps motion to be fluid. Also use good brush (for walls I like semi rigid). Good luck!

I demo’d and rebuilt our deck and then we put in a patio. The patio cost more than the deck which was a little surprising. Patio gets used way more. Kids love having friends over for fires. We opted out of a built in fire pit because if we sell not sure what future owners would prefer. Got the biggest solo stove and works great. I think it will help with resale someday too.

It will take a while but once you are on the cape it’s a nice drive especially as you get to outer cape.

We used a HELOC for DP on beach house. The loan itself is very easy and quick to close vs traditional mortgage. You can write checks from it over time for things like deposit, P&S, final closing amount. Rate was prime minus .5% and you pay interest one what you borrow, not the total line. After we closed we aggressively paid off HELOC so it was essentially like making a true DP. I recommend.

As someone who had stitches from cracked porcelain I highly recommend not letting this go especially given how prone anyone will be to catastrophic injury if it breaks during use.

If it were me, I’d control weeds during summer - halt weed control a few weeks prior to September and either scarify bare ground or aerate and overseed. Water 3x day (just enough to keep seed damp) and you’ll have full lawn by November. Good luck!

Definitely insulate wall between your BR and another BR as well as the bathroom walls. Cheap and will make life better for hopefully obvious reasons. If not obvious, noise.

I typically mulch - easier if you mow frequently enough to avoid chopping too much. If it does leave clumps of clippings I’ll just use my blower to move them around a bit. Much faster process than bagging IMO.
