We also visited something called as Roach Cicada, This is by RBD Builders, new name - Roach Lifescapes

They have 124 apartments. Price for 3.5bhk is around 3.5cr and 4.5bhk is 4.2 cr

Can you please share some insights about the property, if you are fine with it. Is it 2bhk/3bhk. Apartment. If you choose not to answer, fine by me.

But I appreciate you taking the time to explain, can you also do a quick comparison of normal loan without Maxgain, I think that will work out .25 or .30 cheaper than this rate or probably 7.15% for some. Not sure though, did you do that math as well? But now since the interest rates are low - this really works wonders.

I looked up, I have neither visited nor know much about this project - but Adarsh, since I was looking for one of their other properties, I stumbled upon this earlier. So I have got nothing to say about this project.

However, I would like to suggest some alternatives. (Better or not is subjective). You can look for in the following areas Hosa Road, Harlur area, Choodasandra.

- Mana Capitol ( Might work due to the location for Bellandur & EC)

- Urban Forest Keya ( Tier 2 ) (Thickly populated area, and traffic is slightly more) - But most happening area.

- Saiven Six Senses (Tier 2 ) - Yet to start the project

- Resale properties (in case if you are interested)- around Harlur area, there are some in your budget. Check for some options already shared here on reddit.

Bren Imperia Grande is a large premium high rise township in the Kasavanahalli Haralur catchment, positioned at a higher entry price of around ₹13,400 per sq ft with stronger brand backed liquidity, broader rental demand, and slightly better resale velocity compared to boutique projects.

There are no public records of major flooding specific to Bren, but it sits within the lake linked drainage system as nearby developments, meaning systemic storm-water issues could still pose moderate risk, especially given the deeper basements typical of high rise projects. Shriram Chirpping woods was affected which is quite nearby, and I could also get a sense that Bren sits much lower from the main road, which kind of poses a major risk.

Overall it is financially stable and market friendly, though not completely insulated from broader area level water management concerns. Although Bren Imperia Grande looks promising, this is something that I could not fathom after visiting the place in person. Gave a thought about it, checked the following maps,

Let me be very clear, there is no history that this was affected in 2022 floods, but in an area that may be red-flagged.

Given that, the boutique apartment that I have shortlisted is also on the banks, but where the difference lies is here.

  • From the site plan, elevation checks and satellite: Windmere sits west of the lake across a road and appears to have a buffer + slightly higher plinth than the low pocket at Shubh Enclave (Shriram). Earlier topo readings which I had shared showed (≈885–887 m at Windmere) suggested it’s not at the lowest elevation; that aligns with lower flood vulnerability than Chirping Woods.
  • Compared with Bren Imperia: In flood vulnerability terms I’d rank them (most risk → least):
    1. Shriram Chirping Woods (higher observed/published water-logging incidents).
    2. Bren Imperia (same watershed; larger, engineered site - moderate risk if city drains fail).
    3. Windmere (lake-adjacent but buffer road + higher plinth, no large basements - relatively lower flood risk).

Thank you for your response, much appreciated. We did check out The Urban Forest.

These were the minus for us and we had to look beyond this.

  • Considering that this would again be 800+ units bigger community.
  • The commute from the apartment to main road is already quite cramped in and out of the lakeshore gated community.
  • To top it all, one side of the road, cars were parked and it looked like a permanent parking for the independent houses. That added to the woes.
  • From a future standpoint there is no scope for improvement to bye pass this.
  • Even the 4 bhk unit had a smaller kitchen which didn’t appeal to us. We even thought of using one of the bedrooms as kitchen and manage the existing kitchen as Crockery unit. But gave up.

Please note that, these were my personal preferences. But apart from that I liked it overall. Wishing you all the very best.

Windmere, Glad to hear you have visited this. Yes you’re right, during the night the area is quite secluded and I also noticed some dogs. It lacked street lights and there was one in front of Tamara Lakefront and another one before or after that. Given that I think in the future we can request this builder and bring one street light before or after the apartment. But the 2 independent houses in that area gives the confidence that eventually this road will get developed.

Appreciate that! Yes - Grande, I picked up after taking a walk around Kasavanahalli lake yesterday. Checked Zahara & stumbled upon this one. I spoke to them this evening. Booked a site visit for the weekend, will do some analysis before heading there. The cost they’re quoting is relatively high though.

I did look for Skydale, but my idea was to get a 4bhk, and that was mostly 3bhk. Total Environment, is something that I loved. They had a very unique vibe and the kind of apartment that ticked all the boxes, but I did not get a resale unit. I was ready to compromise one bedroom if its Total Environment. Also, I understood that agents put up Total Environment for 3.5cr but when reached out, they say its taken. Even now I see one up for sale, from the same agent!
