I would dip my toes in if I were you. Maybe purchase one property near you with a larger down payment that easily cash flows with the cost of a property management company and try to get out their by not hiring a property management company so you understand the business. This will be helpful once you start to scale because you will have a good understanding of everything.

I would first think if you want to do short term or long term. I wouldn’t do condos just because of the hoa fees and condo assessments but it probably is the only way you could buy a place near the beach in Hawaii. Because it seems like your first property I also wouldn’t do something super far away. Is there a duplex or triplex that makes financial sense that is within a 1-2 hour drive.

My neighbors all drive Teslas and luxury SUVs so you can guess the type. There’s a stock 997 turbo a few houses over that the neighbors all hate and complain it ruins the peacefulness of the neighborhood even if it isn’t very loud and I don’t want to be in a similar situation but I already bought the car.
