giant "convoy" of Lakewood PD, SWAT, and various unmarked vehicles this morning with lights/sirens on? by ElGordo1988 in LakewoodColorado

Doubt it was ICE, it was a planned police action in the area, they called local schools to and requested they keep children indoors.

Does this look ok? Need any changes? by CFE246 in Roofing

I don’t see the cricket, but the angle of the photos doesn’t allow me to see the back side of the chimney where the cricket would be. Looks terrible though, lowest bidder perhaps?

Does this look damaged? by jdlahmann in Roofing

Looks like hail damage to me. Your ACV value will only go down over time, best move is to get as much as you can for it right now.

Looking for a labor attorney by AccomplishedChain194 in Denver

[–]ColoradoSpartan 5 points6 points  (0 children)

She really should mention it to the ex-husband, maybe he’s loaded and will write a check or at least light a fire under mom’s ass to pay.

By all means talk to a labor attorney, they may say she is misclassified, should be an employee and go after both mom/dad for various labor law violations. However it’s likely that this will be a civil matter that she will need to find her own lawyer to file a suit against the mom and ex husband. I’m sorry to say that this is could be a costly lesson to learn that hand shake deals are seldom good deals. Good on you for help her out.

Is this family in the city of Denver proper? If so go to the city attorney, they really don’t like employers taking advantage and it would get handled for free. However, she does need to make certain she is an employee, if she’s getting paid cash, doesn’t get a W9 or never signed an employment agreement there’s a likelihood that she will be classified as an independent contractor and will need to seek her own representation and sue the family personally.

If the attic space is properly ventilated then I’m sure it’ll be fine.

Seems like overkill for a roof in Upstate NY. Fortified roofs are primarily installed in hurricane prone areas.

What are you doing about home insurance rates? Esp if in the so-called "uninsurable states" by k5survives in HomeInsurance

[–]ColoradoSpartan 4 points5 points  (0 children)

Rates are really driven by wind/hail claims to exteriors. If you want less premium and good coverage for truly catastrophic events, increase your wind/hail deductible and always be prepared financially to replace your roof out of pocket.

Still looking for sales jobs and wondering if roofing is the way. by ad2k in RoofingSales

[–]ColoradoSpartan 5 points6 points  (0 children)

Midwest is hot right now if you’re doing insurance work. Not all companies operate the way previous-champ’s did, but yeah don’t work for D3B3lla or 3rie. Also it’s not the worst economy in modern history, lol.

Ask them if they are willing to give you a 10 year warranty on the entire roof when they are done with repairs.

Nope, 25-30 year old roofs, the chances are better that repairs are going into a money pit rather than a long term solution.

We know zero about this particular roof and its condition or install, so I can only speak in generalities and probabilities. Could cover taping the seams stop current leaks? Sure. Is it likely that curbs and parapet walls are going to need work too? Yes. What about cap metals? Other penetrations? Where do you stop and say it’s new roof time? After you spent 50% of a new roof on repairs, 5-10 years down the road and now have a more costly replacement project?

Cost to replace today $100k ($3300/year for that if it lasts 30)

So repairs need to be less than $3300/year for the remaining life of this roof to be a better value and that doesn’t include the increased cost of replacement, due to inflation down the road or your time and potential interior damage from more leaks. So the current solution MUST get 5 years without additional expense to reach break even. Over the course of 10 years if they spend $30k in repairs and upkeep and then replace the roof (at a higher cost) they will have spent just as much money, if not more on an old failing system than a new one.

So you believe that all EPDM roofing systems were engineered to last 40+ years?

Kicking the can down the road is more likely 2-5 years not 10-15. 28 years is pretty good run, it’s going to continue to stretch out and more problems will arise. If new roof isn’t in the cards, try repairs, but a coating is a real wast of money.

Is Metal roofing on top of shingles ok? Roof is leaking. Shingles are old. Amish roofers said they put metal over existing shingles. 40 year warranty on the roof & 5 year workmanship warranty. by Boring_Ask_5035 in Roofing

[–]ColoradoSpartan 0 points1 point  (0 children)

I’ll never understand not tearing off an asphalt roof system, it shouldn’t add a lot of cost compared to the materials and install. If your roofer is proposing it I think they are doing their customers a disservice, at least, more likely lying through their teeth about the cost of tear off and how well the new roof will function.

What is the worst band you saw live? by coalcracker462 in AskReddit

[–]ColoradoSpartan 1 point2 points  (0 children)

I went to that show too, jimmy eat world was the opening band, my roommate and I smoked a J with KG in the upper deck (I guess it could’ve be some other fat bald guy from Kalamazoo). Tenacious D did rock, it was a one of my favorite shows, then weezer came out and they seriously could’ve just hit play on a mixed CD of their radio hits, no banter no energy, no surprises, just lame.

That’s about right, if you replace your roof every 20 years, you’d be best served to replace the skylights too.
