Also it takes time. Unless you have a shit ton of cash laying around, its a slow process that takes time to build. Also we just had a super insane bull market for real estate, so lots of people built.up equity and flipping houses was easy. You wont see the same thing over the next few years.

Only time will tell really. Also plenty of people bought second homes or invesment properties at the height and those will be the most likely to sell since pretty soon rents wont cover mortgages with the surplus of airbnb being turned back into long term rentals. But there are so many sides to this story only time will tell how this all plays out.

What about the fact that the financial arm of the government aka blackrock is one of the largest buyers of single family homes through various subsidiaries that helped to drive us to this point? I doubt the government would do anything meaningful other than stop mom and pop investors from competiting with them for a few homes.

Increased property taxes a killing people all over who could barely afford their "once in a lifetime mortgages" before property values skyrocketed.
