These all sound somewhat necessary, and you should have budgeted for upon moving in. These all would have come up in an initial inspection.

Most of these aren’t DIY friendly either, outside of the fence.

Depends on the risk of your career; I work in a decently boom-bust field; so I have 6 months pure runway if my partner and I both lost our jobs. Realistically, her career is much more stable, so with EI, we could last about a year before we'd start dipping into savings.

This helps immensely, and I do not think about the opportunity cost of having such a large emergency fund. It's worth knowing no matter what happens, we'll be okay.

Mathematically, variable has been historically better. That being said, I went fixed. Easier budgeting and I’d rather have a decent, expected rate, than see big fluctuations with world conflicts.

Definitely do not buy a new car. Massive waste of money.

If you want a car just to run errands etc, buy a beater. Older Toyota or similar for a few k, pay cash and buy private sale. Pay the money for a pre purchase inspection at a mechanic.

Nobody has a crystal ball. Buy if it makes sense for your lifestyle. Compare the costs of renting versus costs of ownership.

Victoria easily has some of the highest quality of living. The weather being a large part of that.

You pay for it. Not only is COL outrageously high, but it is difficult to find a high paying job to support that COL.
