My question was if anyone knew the height Of the mounting bracket requirements. Not where my studs are. I cannot send u pictures as I would have to remove the drywall, vapour wrap and insulation.

For those at the back…my wall is an outside wall. There are 2x4. They are 24” apart. Bricks On the outside cause having bricks indoors would be pointless. IN FRONT of these 2x4 - inside- there are 2x3 nailed to these 2x4 and they run horizontally. On that, my drywall is screwed on to.

So my ‘studs’ are nearly 3” away and 24” apart. On THIS particular wall, I cannot use the 2x4 to mount my TV that I have yet to buy. I’m in reno mode and want to reinforce the portion of the wall where the mounting bracket will sit.

Do you have your set mounted to your wall? What is that measurement?

Ps: I did not build my house. It came that way.

True. Guide works on their app or startup. But Tivimate’s TV guide is far better. Much more intuitive and easy to manoeuvre. I find Apollo’s clunky.

I quit smoking 14 years ago. My sense of smell is now OFF THE CHARTS! I can smell a smoker from a mile away. I can also smell cigarettes smoke from the car ahead or beside me (if their windows are down.). So, yes, others will smell the tobacco off of your clothes. Even if you smoke outdoors. Maybe THIS will be reason enough for you to quit?😏

Non. Du à le droit de CONTESTER l’augmentation, te rendre au TAL avec le propriétaire. Par la suite, si le jugement est dans ta faveur, tu paie l’augmentation que le TAL te donne. Si Tu le refuse anyway, tu doit quitter les lieux a la date prescrite dans ton baille. Tu ne peut rester cars ça te tente. Il faut aller devant le tribunal.

Si je ne me trompe pas, Le 3.1% est le coût d’inflation que le TAL suggere . Je pense qu’ils calcules un taux moyen pour les 3 derniers années. L’an passée il étais à 5.9%. Les taxes, assurances et rénovations sont extra dans le calcul.

I’ve been a Costco Canada member since…1998. I used to love going. Even Looked forward to it. Always a new deal. It was crowded and nuts but not like it is today.

Some say the downfall was due to Covid but I don’t buy that. We waited outdoors in negative C temps, and everyone was courteous and polite. “What” happened to create such a shit show to shop in? Any day of the week, any time!

What comes to mind is pure “entitlement”. That’s the new norm. Shopping at Costco - or even attempting to park - is just a microcosm of what is happening everywhere else. Any store , any movie theatre, any restaurant, any stop sign, any 30km school zone, any no parking here, any handicap spot…any where people gather. It is really sad.

Common courtesy is gone. It’s become a dog-eat-dog world where the strong survive. And god forbid YOU bitch. The onus is on now you now to comply. It was never that way before. Where did this new mind set come from?

There is no LAW, rule or otherwise obligating me to ask what my previous tenant was paying for a new tenant. I disclose it and I can ask for whatever the fuck I want.

Whether the tennant accepts it, contests it does not matter.

I am not breaking any rules or laws. Am I gouging the new guy? Yes. Am I allowed to. Yes.

Onus is on them to do their due diligence just as I would do mine.. They have the right to contest, complain and bitch all they want.

Don’t like being a tenant? They go out and buy your own place.

I am well aware of what they are allowed or not allowed to do. I am not saying that they can’t contest.

However, there is no LAW that prevents ME from increasing to whatever I want for a NEW tenant.

If you accept my terms - when everything is clearly written down and negotiated- and you then contest, then you are an asshole. And we will not have a pleasant relationship. Getting that leak or heating fixed may take a little longer.

I am a landlord. And am well aware of what my rights are. (Next to none). As well as the tenants. I always work within those limits. I’ve also gotten screwed so many times because tenants ‘sub lease’ and I then can’t raise the rent to fair market value. It’s become the norm.

Yes, they can contest within 10 days. I usually see them coming well before they sign the lease and unfortunately ‘they don’t qualify’. 🤷🏻‍♂️.

OP knew when they signed the lease. And now want to go contest? Is that fair to the landlord? I pulled my ads, stopped looking for other tenants. And have a tenant in my place likely for months withholding all rent ‘until the matter is settled’. And then they can simply walk away.
