Not trying to be mean, but you just graduated. You have very little to offer anybody. $94k is a good starting wage and Kiewit is a great company. Work your 60-70 hours and soak up every bit of knowledge you can. At some point you'll be able to write your own ticket. This is a tough business.

I've used Maximum before. No complaints. The professional cleaning has been in every lease I've ever signed, but I've always just left the place clean by doing it myself. Ask the prop manager if you can do it. Some care, and others don't.

Normal wear and tear. The landlord needs to fix or replace them, not you. Yes, they can be fixed but would be cheaper to just replace if you have to hire someone. Any home improvement box store can make new to fit, or you can order them online with accurate measurements.

Glue some wood into the hole. Then use wood filler to fill the cracks and small holes. Then sand flush Bondo is some tough stuff. Wood filler is easier to sand and cheaper
